Mamatukwas: For people who have rented in the UK previously, does the fact that you paid a deposit cover any damage that might be done in the house above reasonable wear and tear?
I’m asking because I was under the impression that the Lanlord could perhaps hit you with an invoice above and beyond your deposit if the damage in the house is above ‘reasonable’ wear and tear but someone i had a conversation with who has lived here for 15 years said they had no legal backing to do so. As long as you’re ready to forfeit your deposit. They can’t charge you more for any damages as a result of your stay upon leaving. Is this true?
Anyone with knowledge of this should kindly corroborate or refute this. Thank you. Landlords treat issue of damage differently, some will try to make you pay while some will repair without any issue, my last landlady repaired the damage done by the previous tenant, i mean a larger part of the rug was damaged by cat, the landlady replaced it without asking for a penny. When i was living there one of the door handles was broken and she changed it without asking me to pay for it. |

I've got family in Ukraine. Two of my best friends stayed back as well after graduation. They all left apart from one. There are guys here on nairaland that left. The schools and everyone around was calling it western hysteria. But the ones that value their lives were following the news and couldn't take the risk. So don't tell me if I was in Ukraine right now, I wouldn't leave.
I still don't understand what people thought the 100k+ soldiers at the borders was for. Don't waste your time engaging people with absolutely no clue, when you read from someone who thinks that dying in Ukraine is better than coming back to Nigeria then you know that you are dealing with people with no logic whatsoever |

Nenye2015: I AM OFFICIALLY WORRIED!!! I had my biometrics taken on the 21th of February, priority visa processing and my application was transferred to VAC on the 22nd. My application has been stuck at the DMC since then, I sent a paid mail on the 1st of March and was told my application is still awaiting a decision and there was no NSF mail. Today is the 9th working day and I am really worried. How can I escalate my case? @ justwise please help There is nothing to worry about it, this is normal, many have gone through this experience here. Just a contrary opinion to everyone else, the landlord might make life difficult for him if he has got no proof that he paid him rent. He can even say he is a friend.
On the other hand, I have seen a landlord that packed the tenant things in Ghana must go, moved everything outside and changed the lock. The tenant sued him and the court told him to pay £1000 for unlawful eviction. Just to say there are some rogue landlords out there. He paid him through bank transfer, so there is evidence and again he will not even have the courage to do jack because the council will drag his backside through the mud and he will pay back all the money made through illegal subletting. Getting the police involved is like self-snitching on himself. cynical part of me...thinks the op should now take advantage of him and live rent-free till that May. |

Please I need sound advice and the way forward.
I and my wife(student) arrived in the UK last December, stayed with a family friend for 10 days, got temporary accommodation (1 room) in a three-bedroom flat till the end of February and moved into a one-bedroom. We have already made an arrangement/commitment for a 3-bedroom which will be ready in the middle of May since we plan that the children will join us here in the UK by end of May.
The one-bedroom (fully furnished) we are staying in currently belongs to a Nigerian who stays and works in London and said that it's a council house and he pays 400pounds monthly and council tax 120pounds monthly (he didnt tell us this initially). Before we rented the place he told us verbally that it is 500pounds for the first month and subsequent months rent will be 400pounds and we agreed (we pay electricity ourselves and I have a virgin media broadband, so no bills inclusive). Since its a council house, his name is on the property and he cannot give us any tenancy agreement, moreover is just for three months, we agreed verbally. Now fast-forward, the rent for March to April is due by 8th of March but called me on the 28th of Feb and pleaded if the rent can come early because he wants to travel back to Nigeria for a few days. I credited his account the next day with 400pounds. He called back and said the rent is supposed to be 500pounds and not 400pounds, we argued for a few days and i told him that please let's concentrate on solutions because its now my words against his. He called again that I should add 60pounds to the rent, I told him I don't have that money but I can make provision for the upgraded rent(460 pounds from April). He is insisting that I must give him 60pounds now or tell him when I can give him the 60pounds. I told him I don't have that kind of money and I don't want to owe or give empty promises. Yesterday while I was at work he sent my wife a voice message that we should move out by the 7th of April, that he has told the council that he is moving out by that time (he will move his furniture out) and he will come with the police to make sure we move out(lol) by April 7th.
The challenge now is that the 3-bedroom we have made a commitment for won't be ready till the middle of May. I don't have the energy of looking for short-stay accommodation now.
Please, elders and wise ones, what should I do? He will not get police involved in this and will not be able to kick you out because he is subletting council house which is illegal. If you want to pay the £60 go ahead but if you want to teach him a lesson you can still do that as well. I had a bitter experience with a Nigerian when I was just 4 months old in the UK, though not council house but private rented accommodation he was subletting to me. Wanted to turn me to his cash machine because I was new in the UK. We fought and finally I moved out without paying him |

The ECO stated that and I quote, I am satisfied that you have employed deception when making an application for entry clearance I therefore refused this application under 320(7a). After that I was awarded zero point for maintenance. The final conclusion was, given The above I have refused your visa application on this occasion because I am not satisfied that you meet all of the requirements of Paragraph 245zv of the immigration rules. I was given Administrative Review but I did use use it that is because we realised the mistake that I should have put the fundS in my account. Since 2016 -2019 things were rough for us hoping 2020 I will apply again with my account and declare my refusal but COVID happened . Now 2022 we are fully ready everything in place for sept intake, I intend to declare my refusal but what is my chances since I will be using my personal account for this application and my family are still my sponsor for mY masters degree program. Please I need everyone‘s opinion. Especially @justwise. Godbless us all. Thank God There is more to this case, using your brother as a sponsor will not lead to refusal under section 320(7a) and its not deception. Yes you will be refused for not meeting visa requirement but not a ban. I'm sorry but you are not telling us the whole story here |
