whirlwind7: The area i'm trying to get a few plots in Ohaji is after Imo state poly. An agrarian community called Mbirichi. I'm told that plots go for about N300k to N400k, depending on the position. Of course, for agricultural land, that price is still high. If you do get plots for about N150k, it is a bargain, especially if there is motor-able access roads leading to it.
The one in Mgbidi you mentioned is very good at that price, if you can get it. Try to contact different agents who can give you information on available cheap farmlands. I am not around, so my cousin is the one scouting for me. I am praying I can get plots not up to 200k per. I will be very much obliged if you can help me with information regarding cheap lands once you are able to acquire some. no problem. I will give u info. Dominion rice obviously had a bad experience. That is not good for future foreign investors. But I think part of this story is not true. Can't tell exactly which part.
Moreover based on the story as narrated by dominion, I think the original deal left the government with a shorter end of the stick. Dominion wanted to be practically spoon fed in Nigeria. It does not work that way. Why can't they come with their money, their equipment and their pple (mangement cadre) and only request for land. That wud have made a very straight forward deal |

One can purchase an acre of farmland in the southwest for less than 100k, while in the east, getting a single plot at 300k is even a giveaway price. I have been trying to buy lands around Owerri for some time. The cheapest I got so far was about 350k. If you want lands closer to town (much less than 30 mins) then you would have to fork out a minimum of 500k to 600k per plot. Places in Imo where farmlands are cheapest is around Ohaji Egbema.
With such price disparity, I really envy farmers based in the southwest. Only way to make up for the fewer available lands for farming in the southeast is to embrace smart and innovative techniques of crops and animal production, which would require less space. Moreover, have it in mind when constructing fish ponds, to make it the kind of structure that could give way to future developments building construction. Thus, you will really have to give it a serious thought before you construct earthen ponds on such lands. abeg how much is land in ohaji egbema? I am making attempts to acquire land in mgbidi oru-west for some time now. I was pricing 120k per plot (about 30plots is up for sale). arcbay: You need to be careful not to confuse them. You can only slightly scold them at the restricted place they messed up, take them with u to the new poo zone but don't scold them there. Just make them understand that's the new poo zone. That should work...
Tying them to that zone for a while usually works too...Not for a long time, but time enough for them to realise the gravity of their offense. Since it will mean outside the compound in your own case, then maybe u tie and watch them from a distance. thanks a lot. But it will still be quite difficult for me. arcbay: This is quite simple but time consuming, you will need to persevere to make them understand this. like I said, dogs are like a deaf and dumb kid, they learn thru gestures, expressions and above all, experience and repetition.
You need to make them understand what u need them to do.
To achieve ur aims, imagine you are a dog, put urself in their shoes. If you were them, how best and how quickly can u understand things...
I've used a lot of tactics over the years and it has always worked for me. Just follow the below steps and be consistent with it, let's see how it helps:
1. Anytime they poo in the restricted zone, drag them by the collar, show them what they've done, shove their heads in the poo if need be (lol), pack up the mess and let them see you do it.
2. Still dragging them by the collar and the mess in the other hand, drop them both in the desired poo zone, both dog and poo. Chain the dog in that zone for a while, wash up the initial spot they messed up, preferably with a detergent or bleach.
3. A little slap or shout of commands can help drive home ur point too.
4. Try this within a month and watch the magic...
Having written all these epistle, I hope this helps anyone reading this post...
MAGIC BEHIND THE TRICK The essence of step 1 is to show them what they are being punished for. Packing up the mess in their presence shows them u don't like it being done at that spot.
The essence of step 2 is to show them the preferred poo zone. Chaining the dog there teaches him that's his punishment each time he repeats the crime. Naturally, dogs hate to be tied to a spot, so he understands the punishment. Washing up the restricted zone is to erase all traces of their poo. If you've noticed, dogs sniff around for signs of their mess before they drop their stuff around that same area. It's like marking a territory for themselves., you see dogs sniffing around and hovering in circles before they poo, that's what they look out for. So using a detergent or bleach will erase their traces.
The essence of step 3 is to show them how angry you are and that you ain't happy with them at the moment. Dogs love attention and will do anything to be in ur good books, so they won't wanna do anything to bring a repeat of the anger. thanks for the response. Now I know what I am doing wrong. I normally put their head in the poo and then flog them. But they usually don't watch me throw it away. As for chaining them to the preferred poo spot, that will mean leaving my dogs outside the compound. I really don't think I want to do that. Is there an alternative? Do u know the logistics (training and retraining of staff, orientation of bankers, synchronising the banks' platform to properly integrate with the GIFMIS application in OAGF, budget and appropriation issues, bank reconciliation and issues resolution procedures etc) that should be considered and ironed out before implementation of TSA? If u know a bit about govt financial operations, you will know that this issues are not childs play. Any one of them, if not properly handled, will seriously hamper TSA implementation and by extension, the public sector operations. U see, TSA is a good development any day any time. But the implementation needs to be planned very very carefully. it is not something u just issue a marching order without addressing the inherent logistics. that is a perfect recipe for future disaster. Take it or leave it. |

However TSA in its present form with its underlying technology is an enforcement mechanism for the existing law. So Gej introduced the enforcement mechanism for TSA. Let us give him credit for that please. Now as for TSA not lasting, I can assure u as a seasoned accountant in the public sector that the underlying technology on which the TSA is based is very robust and the system was properly designed to be sustainable. However, the implementation is another ball game all together. TSA is a wonderful innovation. If it does not last, we shud not blame the technology. We should blame the policy makers and the pple implementing the policies |
