The first 4 ones above ( hotels, motels McCain schools and filling station ) are like GOLD MINES.

Emphasis on hotels too which can be converted from existing buildings, so sometimes you see a duplex building in front of a major road and the building looks tired and the owner is old and properly would see 5m and jump up at it.

The 80m the landlord went and started building residential property with could snap up 5 of this and even change would remain out of the 80m after renovation

Residential property investment is kinda a waste of resources and a waste of time sometimes, although people think once you have your own house, you are sorted, from a business cash flow or profitability perspective it’s a pointless venture.

Even if your plan was to build or buy a house and immediately flip it and sell it after building it, Nigerian economy or just the way Nigeria view houses for sale won’t really help you

Also there is this horrible thing about Nigerian residential properties that the older a Nigerian building is let’s say 30 years ago the lesser it will be less appealing like maybe it still as asbestos or the window design is old school even the material on the roof is different from 30 years than what it is now

In conclusion, If you ever find yourself stuck in Nigeria with big money on you, don’t make the mistake of investing in residential properties, if

Go and start building hotels with it if you absolutely didn’t get my message above or start converting hotels from houses that are for sale. If you are in doubt of the location where you want the hotel to be take or employ any hotel manager with you to go and view the place he will confirm to you if market dey the location

If God now helps you you find a student location area to set up your motel or hotel. You will see however much your investment is back within 3 years no cap

This is not some textbook stuff but real life practical experience, also don’t be scared to set up these businesses in towns or cities that you have never been before or the language is not your language, therr is no point

You must make money from strangers in order to be very wealthy so this involves leaving your comfort zone once in a while

Hope this advice helps, if you really want to be extremely wealthy and see money you have never seen before in your life, avoid residential real estate except it involves land flipping or you it house flipping ( which you have already flipped ( sold ) even before you spent one kobo on the development )

In real estate investment, your location matters that landlord you stated building residential buildings may be in a location where residential apartments are required and demand hence the supply.
You just don't build hostel, petrol station,hotels any where you do a feasibility study first like hostel there must be a high demand in area, maybe universities or poly are located close by. If you don't do your homework well , I bet u, you will change from hostel to pure residential or shops when rooms are empty.like I said earlier whatever moves in that location is what determines ur investment.
As per petrol station the same thing location is important, 80milliin is small venturing into this industry in Lagos, I have seen stations being resold to 5 different owners in 4 years the cash flow was not impressive, especially building where there are already filling stations , feasibility study.

The same way if a demand for hostel or small self contain is high In a small town with a big university , you start building 3 bedroom flats or duplex for rent, nobody go tell u to redesign the structure....to service the demand.

Property investment is not childs play , a lot planning is involved before you dive in.. the key is demand. So please stop disuading people from residential construction. It's market forces or demand , that determines what you should construct.

Currently there is a property we are renovating in Lagos, the owner lined the whole front of the compound with shops, the whole area is saturated with such. No demand one tenant in 2 years.we are converting the shops to to miniflats. Has construction is on going see has people dey rush to pay...

Please I need your help.
At inception I was using 2 sealed maintenance free batteries which I believed to be 200ah each.
After about 4 years of usage I opted for the 220ah luminous wet cell batteries which I bought at their authorized store so most likely correctly rated.
The challenge now is that it takes forever for the batteries to get charged using solar or generator.
Unlike before on a normal day the 2 batteries get fully charged by 3pm but now by same 3pm it is just 1 or 2 bars on the epever charge controller.
We did not touch any other thing other than change the batteries.
However, at the point of replacing the batteries the technician noted that the dry maintenance free batteries are actually lesser than the claimed 200ah each but I put that down to technician rivalry.
The batteries only get fully charged now with PHCN power, not even with generator like before.
I have 2 solar panels from inception.
Please is there a way I can determine what is wrong with the connection.
Is there a way to determine the ratings of the panels without having to go way up the roof?
Someone told me the panels may be inadequate which if true may mean that truly the initial batteries were lesser than expected 200ah.
Can the difference in 200 – 220ah be that significant to cause slow charging (assuming the first set were 220ah)
Please how can I narrow down the possibilities?.

You did not say the amperage your inverter is bringing out, it seems inadequate also the solar panels.
You should be replacing into your batteries about 22 to 25 amps both from panels and inverters.. solution add more panels , likely add an external charger, tubular batteries are stubborn.

Solution: no choice using grid more than before, have to listen to the voice of the batteries which is the voice wisdom .
Gen out on standby after 2 yrs of no use.

I never knew I had been decieving myself for past 8 years on inverter's actual load consumption,not until i got an energy meter which accurately displays exactly what am consuming. I was amazed!!!

So, the wattage of some electronics need to be at maximum usage before the true colours appear.


Before you praise your battery's capacity test, get an energy meter to confirm actual load.

Presently using brand new 75amp × 2 car batteries in parallel (150amp). As my battery don finally pack up and man don dey addicted to inverter.Budget too tight.

Could you pls snap the energy meter and how much did you get it......

It depends if it is for your personal use and you have a big enough system 2kva inverter upwards and adequate panels, then go for ac pump .
But if it is a community project by all means go for DC pump.

DC pump ain't cheap

The outer cable is the looping cable, to parallel all the strings together. For Pic 2 methodology, you longer need to loop. Each string is independently cabled to a common bus where they are paralleled. Hope it's clear

And YES, one Balancer can serve two strings, PROVIDED that both strings are interlinked as indicated by the dotted lines... Cheers

Kindly find attached (Pic 1) what should be his layout based on the details he provided. With the looping method ensure the battery bank cables for +ve and - ve sides are NOT taken from the same string. Take one from the 1st string and the other from the last string. The first string shows the connections for a typical HA02 Battery Equalizer (or Balancer). The blue dotted lines are the links to form the "one giant bank". It ensure a more balanced setup, as he's rightly said. It must not necessarily be same size as the battery serial interconnecting links. The battery serial interconnecting link cable can be 35mm.sq or 50mm.sq, whereas the parallel interlink cable can just 6mm.sq or 10mm.sq (in Efuro's case). I also use 10mm.sq or 16mm.sq

Please, credit should go to oga Niyi... Sometime ago, I was faced with a serious unbalanced issue in a new setup for a client and Niyi took out time to explain this interlinking between paralleled strings. I've seen it depicted in HA02 manual but never give it a thought, until Niyi made it easy.
Accordingly, you can use 1#, instead of 2#, HA02 for a 2-string battery bank.

Moreover, Pic 2 is a better method to parallel the strings. Each string is independently paralleled with same length and same size cable to a common busbar... Cheers

i nearly fell for this, when i was shopping for an inverter AC, most LG inverter Ac in Nigerian Market are fake.(expect from fouani or trusted LG distributors)
i have to later settle for a london used Samsung inverter AC and it has been performing well ever since i filled gas and installed it.
the price difference with alaba/most electronics shop inverter AC 1hp prices always hovers around 100k to 140k, while fouani and other accredited dealer sells @162k and above.
but callmenuel, u no try oo. there is specific need. when an inverter user needs an inverter AC, u should have told him the difference in price. this 127k inverter AC u are marketing is fake and u know it!

Like I stated earlier the topping of the batteries is not a regular ritual. Just you must monitor the float guage. Good thing about tubular they can take fast charging without stress.

The electrolyte is basically what the manufacturer of the battery have mixed together and placed in the batteries ,it is where the chemical reaction occurs. The distilled water is what you the end user (flooded or tubular batteries) add once in a while to make sure your battery in shape.

You are not to add electrolyte to your tubular or flooded batteries but ordinary distilled water.
