I have attached the price history of my buy to let property.

I'm the second owner. The first owner bought the flat brand new and I guess the property was overpriced/over valued as at 2007. New builds are notoriously overpriced, hence why those looking to achieve the best returns in property investment avoid them.

Today, that same flat and others in the block have an open market value of at least 160k and those that have sold their flats recently achieved way above that figure.

I haven't spent a penny on any home improvement apart from painting the walls when a new tenant moves in (I'm blessed to have had 2 longterm tenants in the last 6+years) and changing the original carpets which were off white in colour. grin

My advice - do your research carefully, read the home/valuation report, read about the history of the area, is the area notorious for crime (anti social behavior, vandalism,etc) and find out if the council is planning any redevelopment or rejuvenation around the area (e.g. demolishing houses in that area to build modern properties,etc)

Yes, you can. I currently have 2 mortgages. My source of income and affordability tests were based on my contract jobs.

I used very good mortgage brokera/advisors that sourced the lowest possible interest rates for me though.

Anything is possible if you have a very good mortgage broker that knows his stuff.

Thank you mamatukwas for opening this thread, I can already sense that it would be of immense help. Hopefully I’ll be in the UK by September God willing and thinking of how I’ll manage for 4 year old son. He can be very very naughty and cries a lot despite his age. He’s the type that cries at the supermarket , in school , church , everywhere and his sister is well behaved. Might sound somehow but thinking of leaving him in Nigeria with his grandparents because all efforts made to stop this habits have not been successful for now.

Another real life UK story, happened a few days ago ......

A known hypertensive man, was prescribed medications, to lower his BP levels.........

He did his own research about the prescribed drugs, DR Google informed him that possible side effects, could be weakness of his 3rd leg ........

Rather than returning to his GP, voice his concerns/or switching meds or let's assume his 3rd leg got weak.... Be placed on the magic blue pill, he completely refused to take his meds and not medically voice his concerns.......

He was at the restaurant last week enjoying himself last week, he had a cardiac event, rushed to hospital, after a few days, his life support machine was turned off.......

Not only did his 3rd leg eventually die, he also lost all the functions of all his body parts......... All body parts no longer required by him, body parts might be harvested for others to benefit.........

HEALTH IS WEALTH.......

NB : He also did not see the benefits of having a life assurance policy. They have now opened a go fund me page, towards burial expenses etc etc...... ..

Look after yourselves, nobody else will .........

Because you need somewhere to live and paying rent is paying for a service like any other service. The fact that someone makes a profit from it is neither here nor there. We can translate that into saying buying food is a waste of money as we'll just shit it out. Not everyone can afford a mortgage even with the best will in the world. I advocate one having their own property somewhere mainly because as immigrants, we would really struggle at retirement. To access the full raft of a state pension (which is peanuts by the way), you would have had to pay 35 years worth of NI. Therefore it is absolutely necessary to have a retirement plan which could be a property (the most difficult asset class to pull money out of as it is not liquid cash) that is paid down somewhere cheap for example or money funneled into shares

Getting a good dividend paying stocks is another good way of retirement if one can get good volumes of dividend aristocrat stocks

Recently I went to see an aunt in UK who was visiting from naija and during my time with her, she attended online Catholic Church mass , then I heard prayer for Nigeria in distress....I said whatttttttttt. I remember that prayer growing up, I left Nigeria 18 years ago.

You mean till now Catholic are still saying a prayer for Nigeria in distress .... daily the country is getting more and more in distress .I didn't even know what to say . I weak like fried over ripe dodo

might not be massage oil. Could be anointing oil that the tenant sprayed while praying in the house. I had an experience when i was in Naija. Sprayed in the whole house once and the mark is still on the ceiling uptill now. It's been over 3 years Personal house though

The domiciliary care work industry don't pay for travel so you can be driving up and down for work for 15hours but paid 8hours. Its very draining so its also important you are sure of what the work entails before you commit yourself

Now with tier 2, employers are putting payback clause amount if you leave early . ... that i blame home office. They collect as hugh as 2k in fees per employee

Good morning, just to know if it's normal to be owed the bullet payment after 3 weeks of FGN bonds maturity,?
The capital hasn't dropped after 3 weeks.


You have to apply for redemption of your capital with your bank or stockbroker to get the capital of your investment.

CBN will not just pay you the fund until you fill the redemption fund.....this is unlike treasury bills that come automatically at the maturity date.

I have done 3 FGN bonds that matured and that was what l did to get my funds..

For whoever is knowledgeable in portfolio construction will only get the equities portfolio with no name and personal information.
On the other hand, I keyed into your suggestion of seeking brokerage firms opinion.
The only reason my brother detests their opinion is due to their unreasonable recommendations.
My brother mentioned that he was always following the recommendations of Meristem and Afrinvest from 2017 to 2019.
Most time they tell u to buy, the stock crashes in price, when they tell you to sell, the stock begin to appreciate.
This platform has been a guide to my personal stocks portfolio.
We weren't communicating at the time he was buying most of the stocks coz of individuals differences and sundry issues.
We only re-established communication in Nov 2021. That was when he told me about his portfolio and investment objective of investing for his kids University education.
@ Pa Emma, I just introduced him to NSEMPA today.
I used to be a guest on this platform for years but only registered recently.
I already told him Pa Emma suggestion and he is also reading it as I'm typing this response.
He keyed into investing N1m yearly in fixed income funds, since he can afford it.
He still insists on a neutral expert who can reconstruct this portfolio without sharing of personal informations.


am just thinking how a person with such a portfolio over the years wont have enough financial knowledge on how to re-balance his portfolio and plan ahead.....my thoughts only....

your so-called brother should visit reputable financial institutions like UCAP, Stanbic IBTC etc for guidiance.
The fee they will collect is their professional investment advice as a professional body

Its very risky seeking such advice on a public forum like this as advised already...my 1kobo advice...
