Both home owners and contractors should be on their feet. In my opinion, it was alright to show your disapproval and displeasure of his handing of your job with your updates here. But it's unacceptable to label someone who that could have been dead for goodness sake a fraudster in seconds. I will feel same way especially in Diaspora, but just little more patience......

Mountmoriah has delivered the roofing materials and installers are currently installing them. I was very nervous because of my previous Fraud experience on this platform. Also, the gap of communication he created exacerbated the whole situation. Sure, there was sinister motive behind his silence but thank God I acted fast. My advice to anyone dealing with contractors on this platform or anywhere else is to be on your toes....

He suddenly disappeared after discovering what he said concerning the contractor is false.

Within 24hrs of transaction, someone is already a fraudster. Not like the site location is at the backyard of the contractor.

But a fraudster would need even less than 24hrs to do their damage. I heard a story of a contractor that was leaving the country to husssle, he was even at the airport when he accepted a deposit for a job he knew he will not complete.. things dey happen..

We haven't heard from the contractor to ascertain what happened, his own side of the story.

But if the client was on ground, spoke to the contractor about 10 am, and having knowledge of the fracas around the area, he should have been reasonable since he knew e dey hot for area.

But n3xt have been in communication with the contractor, that means he was somewhat reachable even with the fracas.. did he send a text to the client? Facebook etc.

I will await until both sides are debriefed.

I hv run a logistics company and still manage a supply chain . I know the challenges . U cant label someone a fraudster without tangible proofs. 48hrs to rushed off to ur Name calling. The bottom line is please communicate with your clients, this is probably a logistics issue with the contractor having no intention to defraud the client but with the no communication, everything else happening around us, it might appear so

If you are dealing with someone for a business with that much money involved, any amount of money as a matter of fact.. why don't you communicate to the person if you are having difficulty with any part of the project? This roofing issue could have been the delivery driver disappointed him or something of that nature, he can't carry the roofing sheet on his head to the clients site.. why not communicate?? Send text, email, what's app etc. Facebook, Instagram.

For everyone reading this , few weeks ago, we all laughed about a post of passenger throwing blows with an Okada man because of 100 naira change..

Think about this for a minute, if someone is ready to put their life on the line and ready to inflict injury on another person for 100 naira, what do you think people could do for millions of naira??

This nonsense is innate in our mentality as 9jirians, Africans. You have an appointment with someone, they possibly forget, you call them up after waiting for hours, they tell you they are in traffic jam... I am thinking, did you just realize you are in traffic jam??

Or they tell you they are on their way, when they just woke up from bed.

We all understand, shít happen, in as much as we want to do a good business, we all have families etc and are dealing with whatever else life is throwing at us which might affect our ability to finish up a job, or stay through to our commitment.. what happened to telling your client, hey, my kid got flu, I am taking them him/her to the hospital etc. Or Car broke down enroute to the site, held up by police etc

Client might be mad but hey.. it is what it is.. the client will understand

I'm trying to understand something here, if a client give a job to a contractor for X amount, and the contractor fails to deliver, and the client asks for refund, is it the exact amount paid that should be refunded bearing in mind inflation, eg if I pay 10m when cement was 2350 to complete a bungalow and the contractor fails, won't it be absurd for the contractor to refund me same 10m, when I can no longer complete the project with the said 10m due to inflation

It depends on the terms of the agreement.

What both parties agreed to when they shook hands and signed the dotted lines.

There's a reason why some contracts are 100 pages. It covers all the basis and lays out the terms of the agreement.

Remember when you opened your email, or signed up for something online, new credit card etc. did you read all the terms and conditions? There's a reason why those things are that long for reasons like your question.

If it was not previously agreed to, the contractor is not liable.

But again don't sit and wait before you take an appropriate action if a deal go sour.

If you wait around for too long before seeking relief, not every judge will be sympathetic to your cause.. some will feel sorry for you but throw out your case..

Remember, doctrine of laches.

Some people will now to wishing to be flogged by the police so they will collect 5m

They design their home from the outside.

Say they see a building, they just go YES!! This what I want, exactly this design right there, yep.

This they do without researching the floor plan to make sure the flow of the building will work for them. They are just mesmerized by the supposed beauty of the exterior of the building or the 3D design.

On a personal note, I spend more time worrying about the internal structure of the house, the flow , livability of the inside than I am worried about the external look and 3D exterior look to me comes wayy after I am happy with the internal flow of the building. After all, I will live inside of the building not at the outside of it.

Lots of townhouse or apartments / condos in New York, D.C and San Francisco, they look old and somewhat ugly on the outside but when you enter inside, na there you go no say, man pass man no be boasting.

Which internet would they use to access the online classes??

No doubt about your post, you are very correct.
But what I’m trying to point out is that we can get our wall 70-80pec smooth without screeding.
What most people/ artisan believed now is that only screeding can make your wall smooth which is very wrong there poor handling of job make client believed them ( artisan).
More so you can get your paint well smooth without screeding, if your wall is nicely plastered coupled with prima as undercoat.

Actually it is their job to make sure every house is habitable and will be in compliance with all the codes, safety, well being of the occupants etc.

They are not supposed to be rubber stamping building plans.

Well, atleast that's what similar authorities do in a sane environment. Some places even after the back and forth with the council/city engineers.. the neighbors have to agree for that house to be built before approval is granted.

Some have even finished making their payments to the govt. The govt need to recoup their investment so allocation goes to those who have completed their payments and those who are financed by Gateway Mortgage Bank

For those who requested for form last week, sales of form for the Ogun State Affordable Housing Scheme has resumed.

Just curious on how this process works, does everyone that purchase form and capable of financing the house be allocated one or is the allocation done by lottery?

I ask because many Federal housing estate I know of or heard of.. they always say low income/ affordable housing bla bla but low income people don't live there.. it is always rich people that end up living in places like that.

When someone buys form, you go waka back and forth to the office tire..

I hope that's not the case here..

Most buildings in naija do not have building plan approval. Those who do always build something different from what was approved.

We have building codes document that most professionals don’t even care about.

The enforcing agencies only care about fees and the kickbacks. The regulatory bodies only care about titles and salaries. All you hear them say is I’m a licensed professional

When leadership get better, everyone wins.
