vickzie:It depends on the terms of the agreement. What both parties agreed to when they shook hands and signed the dotted lines. There's a reason why some contracts are 100 pages. It covers all the basis and lays out the terms of the agreement. Remember when you opened your email, or signed up for something online, new credit card etc. did you read all the terms and conditions? There's a reason why those things are that long for reasons like your question. If it was not previously agreed to, the contractor is not liable. But again don't sit and wait before you take an appropriate action if a deal go sour. If you wait around for too long before seeking relief, not every judge will be sympathetic to your cause.. some will feel sorry for you but throw out your case.. Remember, doctrine of laches. |

AppDevt:Very sad story, I was quite surprised he didn't offer a robust explanation when he posted this morning. And to think this is one person that most people including myself hold in high regard here.. well, I will wait until I see his full submission. I have said this time after time after time.. communication, communication, communication.. When you are working with someone, something comes up, let the person know right away. Aye... this and that and that happened, I am working on rectifying the situation to proceed on your job.. give me x amount of time to get things together and I will resume.. and be true to your word. Sometimes people accept jobs but they have other jobs that is taking too much of their time. There's nothing wrong with calling your client saying, aye.. man is too busy at the moment, send me your account details so I can refund your money. And everyone goes there separate ways. Why are these things too difficult?? Money and business have been here before we are born, they will be here even after we are gone. Please always do the right thing.. don't always wait till the end to say, ehm ehm... what had happened was... with a sob story Yada yada.. be upfront about the situation!!! |

vickzie:This is one of the mistakes some people make. They design their home from the outside. Say they see a building, they just go YES!! This what I want, exactly this design right there, yep. This they do without researching the floor plan to make sure the flow of the building will work for them. They are just mesmerized by the supposed beauty of the exterior of the building or the 3D design. On a personal note, I spend more time worrying about the internal structure of the house, the flow , livability of the inside than I am worried about the external look and 3D exterior look to me comes wayy after I am happy with the internal flow of the building. After all, I will live inside of the building not at the outside of it. Lots of townhouse or apartments / condos in New York, D.C and San Francisco, they look old and somewhat ugly on the outside but when you enter inside, na there you go no say, man pass man no be boasting. |

vickzie:Actually it is their job to make sure every house is habitable and will be in compliance with all the codes, safety, well being of the occupants etc. They are not supposed to be rubber stamping building plans. Well, atleast that's what similar authorities do in a sane environment. Some places even after the back and forth with the council/city engineers.. the neighbors have to agree for that house to be built before approval is granted. |

n3xt:Just curious on how this process works, does everyone that purchase form and capable of financing the house be allocated one or is the allocation done by lottery? I ask because many Federal housing estate I know of or heard of.. they always say low income/ affordable housing bla bla but low income people don't live there.. it is always rich people that end up living in places like that. When someone buys form, you go waka back and forth to the office tire.. I hope that's not the case here.. |

Do we even have statutory requirements in Nigeria? Are the appropriate authorities enforcing it? Or they just care about all the fees you have to pay ? |
In as much as I despise his actions. Dude was seeking popularity and the police just helped his case. Think of it, what can the police charge him for?? Defacing naira ( if that is even illegal ). But we see politicians, celebrities throwing money around during burial , wedding, birthday etc. The police will eventually release him and shamefully, he will even gain more members. His actions are despicable nonetheless , and I hope our people learn. Work hard, stay focused, God's time is the Best!!! |

Stevo30:Regrettably Yes. In almost all the states I have dealt with or know people that have gone through this process. The states don't care if you live and pay your taxes in state "A" , state " B" would want you to provide a tax clearance showing you have paid taxes in "B" before they will approve your plan. Double taxation? Not their problem. Gangster governance? Sounds like it but nah 9ja we dey.. what can an individual do? Sadly, nothing.. you make a small noise, your file will move at a tortoise or snail rate. For you to do any business in 9ja , especially lands, erecting a build.. and the like, you have to be tough like 2 dollar steak. |
n3xt:Your thought process is very plausible and I do agree with it. I did a write up here once about peoples thought process in investment, some people are looking at Economics like you are, some people are sentimental investors making investments decisions to a place they are emotionally attached to or to have a sense of pride say I own this and that in here and there.. However, I don't think folks in the East, Onitsha to narrow it down think in terms of Economics.. in my opinion it is sentiment, sense of pride. For the Easterners, it is a beautiful thing, a sense of pride to own a property back home. Akuluno ( If wealth reaches home - that's the literal translation). Economics is not heavily factored in it.Why would someone buy a bungalow of 18m to knock it down and spend 55m+ to erect 3 storey building and collect 300 - 350k per annum? It does not make any business sense it will take longer for someone to recoup their investment.. legends have it that average recoupment of a real estate is between 10 to 15 years. And do you know that most lands in Onitsha are not free holds. They are leased from the natives. They used to lease the lands for 99 years, but they stopped that, I heard they lease 50 or 25 years now not sure, some families lease for 15 . Now back to our prior calculations, bungalow 18m + agent fee, change of ownership etc, new building 55m and remember the land might have 10 years or even 5 years lease left so you will get ready to go haggle with the family in few years time. It doesn't make a business sense if you ask me, but people are doing it and don't have any regret about it. |
