8 cement companies?? Namely; somehow: Government banned it to save the country from becoming a dumping ground. We have more than 8 cement manufacturing companies, and I don't think there is a law stopping any new Comer, including you.
Before the ban, some of the companies above could not cope, but got a lift as soon as the ban came to light.
We are a people that like the easiest and the fastest route out. We hardly have time to build but we always want to enjoy what those who built are enjoying.
BTW, Trump banned alot of stuffs from coming into the US from China and co, you can look this up. |

You dont really need a Lawyer, if you are willing to calm down and follow the law. I am saying this because whatever anyone does or says, those that follow the Law will always triumph.
There is nothing wrong in buying a House with Tenants, there are procedures to follow, l have done the same thing not too long ago.
- Once you pay for the House, the transaction is finalised, you wont be getting any money back! The House is now yours and the Seller owns the money you paid, unless she is willing to BUY BACK the House, from you, as the "Seller", at her own price.
- The problem here is a Tenant (or Tenants) still in tenancy but perhaps unwilling to vacate at the expiration of their tenancy, as demanded by YOU, the New Owner. True, they have No Agreement with you but the agreement they had with the former Owner, which puts them in "lawful occupation", is now your Agreement (as the new owner). - The Law requires that a tenant be given a 'minimum number' of Months, as QUIT NOTICE. You obviously have not served such Notice in the PROPER manner. It cant be Verbal, it has to be written and properly dated ('technicality' like that can invalidate it).
- You are even lucky that they have shown their position immediately and not wait till the moment when their rent expires. The Tenancy Law allows you to serve a Tenant a Quit Notice, within the period of Tenancy but the condition is that such Notice must not expire before the expiration of their Tenancy, it can only end on the date or after the date of Tenancy.
- For a Yearly-paying tenant, they will need SIX Months Quit Notice. For bi-annual Tenants, you will serve THREE Months Quit Notice, for lesser duration of payment, you will serve One Month Notice.
My Advice: Serve them a Quit Notice IMMEDIATELY, if they have less than Six Months left or on the day after their Tenancy remains Six Months (If they pay yearly). There is nothing you can do about the Six Months Notice, it is the Law. If you follow the Law, you are protected, dont allow some tenant to rubbish you openly. 
- Alternatively, you can invite them to a Meeting and Offer to Refund the "balance of their Rent" in CASH. If they ALL agree (No point doing it for one, when another will remain behind, ti will still hold you down), Draw-up and "Private Agreement" with them, stating what was agreed and the last day they must be in the House, Include an 'Ouster Clause' that states that "They have willingly agreed to these terms and wish to the bound by it, ousting any other rule or law that may govern such Agreement between the Tenant and Landlord".
The reason for this "Ouster Clause" is to take care of any of them that may collect a Refund and still refuses to leave on the said date, while trying to go to Court. Ordinarily, the Tenancy Law still governs such relationship and the Law DOES NOT allow you to "forcefully eject them" on the agreed date but with the "Ouster Clause", they have submitted to a "private agreement" between the two of you and ousted the tenancy Law from coming into Play, so you can pack their things out without falling foul of "Self Help", since they would have become "Impersonators" in your building, after the agreed date.
-Remember to go an pay "Stamp Duty" on this agreement (about #1,000) and get it stamped at the Court near you. That makes it enforceable in a Law Court, if you need to or defend yourself with it.
- If they refuse to agree to being paid-off, then you have no choice than to serve them the Quit Notice, but ensuring it expires on the date after their Rent expires. Be sure it ends on the "day-after" otherwise the Notice becomes invalid. If they fail to leave on that day, you have to serve them another "Seven (7) Days Notice" of "Owners Intention to Reclaim Property".
- If they still refuse to move-out at the expiration of that 7days Notice, you go to the nearest District or Magistrate Court (based on the amount involved) and collect a Recovery of Premises Form N. It is a Judge that will give an "Order of Ejection" of the Occupier.
Any Rent owed between the expiration of Tenancy and this Order would also be ordered to be paid by the tenant (Mesne Profit) and the Court Bailiff will effect the Order and throw out the Tenant, including seizing his Properties for Auction, if he does not pay the ordered arrears on the spot.
So, it takes roughly less than 6-Weeks, after the Tenancy has elapsed, to LAWFULLY eject a Tenant who refuses to leave. It is better to exercise this patience of time, than to fall foul of the Law, which can land a House-owner in Six Months Prison term and Fines. 
Dont buy the story that it takes years to eject an Occupier, that was decades ago, for only those who dont know how to go about it or commit errors that jeopardises their case in court.

Let drop this here..not building sites but construction and contractors generally...
it may sound funny now but it wasn't then...we lost a good capital contract and our name and that gave my father sleepless night. We had contract to haul stones for crushed rock construction from quarry in netim(calabar) to their plant/dump site in eleme in rivers state or some times jobsite along same axis(rarely but preferably for drivers �)reasons; they don't have to get through weighbridge...paperwork just enough.. In those days eleme plant relies too much on paperwork intra weight and outra weight....always issue with the weighbridge at eleme plant so they don't use it.. Now drivers while passing through Ikot-ekpene they cut from 10 headpans upto one cubic per load and refill weight using water (they do one trip a day)...this is standard stealing ways of some drivers I am sure they still do this today... Offcourse Crushed rock found out...recorded arrived stones don't tally with what goes out their plant..they weighed trucks for a whole week...1-2 out every 10 trucks had correct load...offcourse many lost.... they bought new weighbridge...fired contractors...engineers and staffs that We're part of the orchestrated plan... How could we explain we didn't know...they don't care...you are out... |

Information just reaching me now indicates that the 600 meters of stone coated roofing tiles I bought has completed the roofing of this house and the security post! That is as against the 715 sqm the roofing installers asked to buy. A difference of 115 sqm.
I asked them, how come? They said it was a typographic error when they were inputting the data into the phone before sending to the man that summed it up.
I am happy, at least we are not going to buy more roofing tiles. |

I think this design better stays, the gap between the parapet and the flap is about 9 inches, this can be used for a lot of things, including hiding a rope light that can be shining from there in the evening and add to the beauty of the house. The flap as implant it, will have a different paint colour too, to distinguish it from the parapet in the day time.

2 pcs of 200W PV 12/24 40a Mg-43l solar charge controller 850Va Nexus inverter. 2 pcs of 12v 100ah sunfit deep cycle dry cell battery.
What I realise so far are;
When the battery level is full (4 bar) its usually 13.5-14v …on 3 bar, 13v On 2 bar, 13v below. On Saturday night, after much charge with the scorching sun and electricity in the night, The electricity was later seized and under 5 mins of usage wt just one 5w bulb, the battery dropped from 3 bar to 2 bar, and the voltage from 13.1V to 12.5V. After that, I’ve been noticing quick drop like that in few minutes but have never go beyond 12…v (which is always 2 bar level battery on solar charge controller) since usage even overnight. Any advice sir. Thanks in anticipation. |

I am not exactly sure what rulebook some are using to drive home their points... Hslbrooker failed to deliver on time this is obvious and this not good. But...
What does the said said contract say on penalties on defaulting on terms??
Focusmind I applaud your patience and the way you have handled some of the issues...but sir did you reject the refund at any time ?? 2.you stated you agreed verbally to new variations in prices irrespective of desperation like you stated.... Your arguments of unwillingness to pay even after you agreed would hold no water in court... Not holding up your deal is as bad as him not delivering on time..... Adeward took extra money for your iteration of net which was not part of initial agreement...do right thing Sir ...just pay him save yourself this stress up and downs..

Horlardorjah: it's not really a German thingy Sir, we've imported both two n three dimensionally opening windows for our clients from Italy and they do use it there very well. No doubts like Oga Dave suggested... probably mainland Europe thing....out of curiosity I went to an online market place to check....I can see so many shops are using caption "German windows" Tyska=German ....either they emanated from Germany ��.

If you have the windows open inward, where will your blind or curtain be? Inside and I guess you’d shift them to one side when opening the window?
I’m trying to understand how this works.
What about window nets when the window open inward? Will that be outside before the burglary proof? Or it’d be completely knocked off?
Don’t mind me o and my irrational thoughts here. I’m building to naija code now and also considering naija mosquitoes.
If only you’re doing this because of cleaning on a single floor building, won’t a 6m ladder fix the occasional cleaning of maybe 6 - 8 windows you’d have? Or a wraparound terrace design? Or a juliet balcony (shown below)?
I am not convinced this design is right for this terrain. Haha...I didn't even think of net and burglary...well this is how mine looks...it comes with persainblind which can be rolled up and tied right there...then you can open up or down or sideways

Windows in Germany open three dimensional: you can tilt them backwards open (only the top opens), you can open them halfway and you can open all through to clean inside and outside from within. You don't need to go outside.
Go for it. Sometimes one just has to break convention to improve the system. German Window designs as you already know are very functional and user friendly. Is this a German thing ?my windows open 3-4 dimensional ...dont live in DE but SE.... |

Cost of 10 lights is ₦8,400 + Cost of shipping 10 lights to Ajao Estate Lagos is ₦11,000 + Transportation from my office to pick it up is ₦2000
Total: ₦2000+₦11,000+₦8400= ₦21,400
Let's add profit margin of 50% of cost = ₦17,200
Profit + Cost= selling price ₦17,200 + ₦21,400= ₦38,600
₦38,600/10 items Each item should be ₦3,860.
Let's just even increase everything, this takes us to ₦5,000 per unit.
At ₦5,000 per unit he's making over 50% as profit.
₦10,000 per item is greed Out of curiousity sir...based on your calculations,these items are they duty-free?? Do they go through normal customs evaluation routes or the shipping agent bypass that route by misleading customs of total cost based on devaluation.....did you factor this in your calculation? |

Back then sha. This is absolutely correct... I have worked with roofing sheets at first/best Aluminum during IT days....I am very sure that first Aluminum colortek and Tower's colorcoat does not come in less than 0,40....they rarely make it so say. 0;40 for steptiles. 0,45 is base standard... Yes they were so many issues with currugatting machines that caused small punch poles so small to see....even poor handling by roofers causes more harm to step tiles..... |

3strikes: Few days ago, I was just on Nairaland to find distressed sales (Lands and Houses) until I saw all the mentions, which I think warrants my response. Please Know that I'm not here to derail this thread by bringing up old issues.
But If you want to know:
- Bosun Shoyeye aka Brabus /'N3xt worked on my project in 2015. - We were not pleased with all his work. - He is very savvy with online presentations (cut and paste pictures etc) and can sweet talk you but under-delivers in real life. - Brabus also have serious integrity issues and very manipulative. - He always claim to have his hands full of ongoing projects so you can think he knows his onions well. Guys don't fall for this. - His arrogance is second to none. A simple "Dear customer I'm very sorry for how this whole thing went south, how can we fix it or make it better" could have solved 90% of all these issues with his previous clients. - He under quotes to beat other contractors. He will try to change the quotes after you've commence the project. ( This is where we first bumped heads) - He also doesn't respect client's confidentiality.
These are my reasons why I will never recommend anyone I know to give their hard earn money to him. Again, Everyone is free to do as they pleases with their money. Oga isn't sad you let the bully mmotino or whatever she is called drag you back into this again �.....you said you moved on...it doesn't seem so.... |

Regardless of how many licensees we have, there’ll always be a major player (like MTN in Telcoms) who will dominate the market, it’s the job of the government (not me) to regulate/control/manage their excesses. Bro I don't understand your argument Petrolex in Ogun state which owns the biggest Oil tank farm in Nigeria and other companies like Bulk Oil Terminal Ltd....swift oil....master energy and capital energy....no petroleum products lands in Nigeria without going through one of these jetties or farms... all those licenses goes to importation or storage or semi refined etc So do you mean that one day sleepy Coren/Nse whichever that regulates construction/buildings in Nigeria wakes up one day and say....well well all baba latis like you and other builders and engineers should pack up because JB or CCCE would be doing it all now... What do you mean investment in economy??those companies cough out huge taxes and operating cost to Government. Does NEXTHOME actually charge VAT which is at 7,5% on your construction and remit it to Government...
