Greetings.

How much percentage should I expect to pay a realtor for selling a house?

Thanks.
I learnt it's 5% for house and 10% for land.

This is Kajola #1 - N1.6M pre Covid. Kajola #2 was N2M post Covid.

Kajola is 1 bedroom and 2 bedroom smartflats joined together. So effectively a 4 bedroom.

I don't think it can be done but where there's a will, then there's a way. Maybe you collect your own sand from gutter/road/street, fetch water from nearby street/pothole, mould your own blocks, your Sisters Cousin Aunties friends will sell you cement at cost or even discounted, you'll use church/moshalashi free labor grin

Good luck on your project.

Lafarge Cement is 2900 in Sagamu as at 2 days ago but I’m not able to explore that option due to the size of my project and the time requirements.

I’m still comfortable getting Dangote at 3200 (ex delivery) from a local stockist. I’ll try to save elsewhere grin
Baba, how far Larfarge to Shagamu?

Yes. The guys at IITA planted the trees in about 1.5meters interval in a straight line just like you would with a block fence. And it worked. As the trees mature, the demarcation and sense of presence was so pronounced that one can't make the mistake of encroachment. And to be honest, the trees added more value to the land than the stolen wire fence.
Thank you very much!. I will think about this in future.

diordaves:
As it's for resale, very well not to spend too much to fence. The wire gauze option Spyder mentioned is good but I had a bad experience at Motunde- Ibadan/Ilorin express, thieves made away with the gauze. So I used trees instead from IITA for a fraction of the cost. It worked but the land is more than five acres though. You may want to look into this option as well and see if it will work for you.
How does this work? Did you plant new trees?

In situation like this, I look for other areas to save without compromising on standards.

_______
Sometimes ago, I bought and prepared my 10mm stirrups (over 500 pcs) in Sagamu cos I got it cheaper there.

We recently did a similar thing for @folmus
His starter bars were prepared in Sagamu.

_______
Just this evening, I delivered Formwork for the casting of columns, beams, Lintels and slab at my ongoing project.

The intention is to eliminate the need to buy woods on the project. The savings can be channeled into something else.
When thses become available let me know for my Sagamu project lintels etc
