Have you all not notice that Buhari only get involve with Saudi Arabia cases involving Nigerians if the suspect is a northerner or northern muslim. Same way he got a female northerner from a well connected family released. Like muslim clerics can't commit crime. Very nepotistic man, Buhari. Why not do the same for just one southerner in Saudi prison.

Properties › Re: Who Is To Pay Tenement Rate: Landlord Or Tenant? by ajl: 4:04pm On Jan 18, 2020
By law if a landlord refuse to pay tenement rate the govt has the right to seize the property to recover the amount. Who will loose here, the landlord or the tenant?
Properties › Re: Who Is To Pay Tenement Rate: Landlord Or Tenant? by ajl: 4:01pm On Jan 18, 2020
azpekuliar:
The Tenement rate is a tax on the occupation of property not the ownership of property. You may own a property and not live there, so the responsibility to pay the Tenement Rate then becomes that of the tenant. However, if the property is owner-occupied then the landlord/owner pays the Tenement Rate. The Tenement Rate is a critical source of revenue for Local Governments.

However in Lagos, the State Government usurped the powers of the LGAs to demand and collect Tenement Rates, by promulgating the Land Use Charge through it’s House of Assembly. So the Tenement rate, Ground rent and Neighborhood Improvement Charge were all fused together to become the Land Use Charge (to the chagrin of the LGAs) and landlords became primarily responsible for it’s payment, not tenants.

Now there are so many properties in Lagos that have not yet been enumerated or captured in the LUC database, so they are currently not being assessed yet for LUC payment. Properties in this category are most likely still being assessed for the old Tenement Rate, so tenant(s) or whoever is in occupation is still expected to pay the Tenement Rate into the coffers of their Local Government Area.
What nonsense are you posting. Maybe you own a property with tenants, and that's why you are posting this.

At the Lands Registry, only the name of owner of the property is on record and its that owner that they will send the bill to.

A wise landlord should have included this cost in the rent but it's doesn't have to be that way since it's mainly the responsibility of the owner of the property, whether you reside there or not.

Tinubu wants to sell you guys to the Fulanis hence he’s mute all these while.
He even inserted a Fulani guy into a very top government position in Lagos State just a level below a commissioner, and a level above a permanent secretary. The guy report directly to the governor. He is part of Sanwo-Olu government.

This research did not use the fruit Agbalumo but it used the bark of the root of the plant. You should only be worried if you use the root. Until another find the same result with the fruit.

It's written clearly in the post. Why can't you all see that.

Read the research extracts and soon as I saw all were conducted by scientists in Nigerian higher inatitutions,I started having doubts.
First,in their more or less hurried research, there was even one study group that found spermatogenesis was even increased.
Meanwhile,no human study has even been done, just a study on rats,by Nigerian scientists using the science equipment they use here.
When a proper research is done using up to date scientific tools and methods, then any research finding on agbalumo can be discussed.
Can you keep your mouth quiet and stop giving opinion on what's not your area of expertise. It is standard practice in research to use mouse for experimental studies by medical and pharmaceutical industry. It's usually the first step before human or apes based experiments. And not all research studies can be done with human as test subject. For this kind of studies, the use apes (chimpanzees, gorilla, etc). Or can you submit yourself for research that administer samples that could cause infertility.

And this study says it's the root extract that can cause infertility, not the fruit many people eat.

Sorry the white man has helped you loose confidence in people of your kind. And how can you have confidence in yourself or how will others trust the work of your own hands?

When did Guinea become an "English-speaking country"huh

I mean who wrote this s#it?
History has it that Guinea was one of the two Francophone countries that refused to be subjugated by France while working toward their independence. The refused to the "slave" agreement France proposed to them and in annoyance before France left Guinea they destroyed the few things they built during colonial years including pouring concrete into the public water pipes. So, Guinea is a french speaking country with balls. They do not align with France or other francophone countries that seem not to have any balls.

Read the abstract of this research article that says Guinea was the only francophone country to reject colonial imposition prior to independence.

France with its stooges led by Ivory Coast president hijacked the Eco. This is senseless and desperate. Why simply change the name of an existing francophone currency to Eco when the regulation in place says Eco should be an independent currency. Meaning it's supposed to have no ties with any other pre-existing currency.

YorubaLord:
Cheetah = ẹtan

I think this might be it.
I just checked this on Google Translate. I believe this is because you entered "cheetah" with small letter "c".
Etan" is a Yoruba for "Cheat" or "Cheating". So, Google Translate is mistaking "cheetah" for "cheat" . If you enter it with capital letter "C" it did not give result except a footnote.

If you check below the space for the translated word, it suggested " Amotekun" as a noun and it classify the names of Leopard, Cheetah, Lioness under Amotekun.

Google Translate recognizes word starting with capital letter as nouns and when you entered a noun without a starting capital letter, it is not treated as a noun.

I am sure there is an original Yoruba name for Cheetah. One just need to ask an individual that is versed in the language.

Like his father, he preferred the Nupe and Gonja routes. He specialised in the exchange of Kano dyed cloth, cattle, slaves and so on for the kola of the Akan forest."

I have always sensed one of Dangote forefathers was involved in some level of slave trade business. Though he built his fortune on his own, but this is a dent on his ancestral history.

I had a thought recently about the Nigerian religious space and economy and I feel sad that Nigeria is not exploiting the benefits of christianedom enough.

One can choose to look Churches from two angles as a govt. A charity or special subset of the service sector - in most cases it should be viewed as Charity. In some other cases it can help if viewed as a service. As a charity it should be tax free, as a service it should pay taxes(5% - 10%) and improve economy.

Since Churches seem to have very strong liquidity and cash flow from foreign countries - they can be encouraged to venture into other areas of the economy.

Case study: when govt liberated higher education and allowed new entrants. Winners Chapel obtained a license in 2002 for Covenant and within 20 years overtook Nigeria's first University of Ibadan founded in 1945.

I have a feeling if they ventured into healthcare and other sectors they would equally succeed.
Simply because people that go to churches will rather pay tithes to their pastor rather than pay taxes to the government even though Jesus said give onto Caesar's what is Caeser's and give to Rome what is Rome's.
