For a Bungalow, a structural design is not a requirement but it is good if you have one.
Now, a Bungalow does not require Pilling, even if it is in a Swamp.
The weight of a Bungalow cannot sink the building, in the worst Swamp, if you do a proper Foundation.
Sinking is caused when the weight of a Building exceeds the bearing capacity (Upthrust) of the soil.
The above can be tackled in three ways:
1) Increase the weight bearing capacity of the Soil, using a Pile Foundation (so that it sits on a layer of soil with better capacity, deep down in the ground)
2) Reduce the downward weight of the building (especially a Bungalow, which is already close to the threshold upward thrust capacity of the soil) by using lighter materials to build
3) More importantly, design the foundation is a manner that increases the foundation base of the building, to increase surface area and thus reduce its weight/downward pressure on the weak soil.

#3 is achieved by designing an INVERTED T- Raft Foundation.
Upthrust = Force/Area
Since the downward Force of the building is considered static/unchanging (total Weight of Bungalow), by increasing the area covered by the raft Foundation, you are reducing the Upthrust of the Floor, on the building and thus its carrying capacity, without a Pile Foundation.

If a Pile will cost you, #6M - #8M, if you get a good Engineer to do your Build, the Foundation l described above will save you a minimum of #3Million.
Contact an Engineer on this site, @Abdulwatecx, give him your build to do for you.
He is honest, reliable and good at his job. Yes, l can vouch for him but l dont know if he is free right now..
I am trying to think of who else l can recommend but my memory is empty right now.
Dont try to do it yourself, you dont have the knowledge, dont use just a Bricklayer and you will be wasting money doing a Pile foundation for a Bungalow, its an over-kill.

BTW: I am not just saying this, l have put it into practice on a One Storey building, in the worst Swamp you can think of and the building is standing for over five years now. It has settled to its final state.

If you need a reliable bricklayer, let me know.

If the client in question can do a soil test it will help to get other suggestions to be considered instead of what he is trying to do.
It's even good that Abdulwatecx has come up to make a statement.

I remember some years back a nairalander posted his soil test report here for a build in Port Harcourt (duplex of some sort). The recommendation on the report was a raft of 1200mm height. Abdulwatecx gave a recommendation based on the report also but the client/ home owner after various additions by professionals here and probably offline he and his site engineer settled for a 600mm height ground/grade beam for the foundation.

I do not know how many can recall. He even did a post of his expenditure on the project on a coloured worksheet here with pix of the project.
I wish I can remember his username on this platform.

Please ensure you do a soil test to ensure you are doing the right thing and not throwing money since you're building a bungalow.

Hello House,

My Elder Brother want to execute a project that will not linger and for the purpose of renting it out.

He want to build an Upstairs that is made up of 6 self contained, but he is worried about the cost implications and the project will take time to complete.

I am giving him an option of building six self contained in the plot of land downstairs. Since it will not demand much capital as regards to Upstairs and the project may end up getting delayed. A plot of land goes for 4Million in that location.

What are your suggestions?

For me the ROI is what he should at first consider before putting up any structure type which is location dependent given the end user.
But if all is good building vertical should be better 3 down+3 up.

- owning a construction company without carrying hammer
- owning a design firm without sitting down to draw plans everyday
- owning concrete mixers, poker vibrators without carrying concrete

It seems that ALL architectural plans should come with a QS report. A win win for both learned professionals.

The QS should be able to put up one having lower and upper limits. But I recommend such BOQ for projects ranging from #10M and above.

The BOQ gotten from the engineer/builder/contractor handling the project which is probably the working BOQ should be used to compare that of the QS which stands as a guide.

Ohh I see...#2M for paying the labour involved and also his services.

Yes! Engineering supervision for the work. If you have your boys who work for you, you can bring them to work while you supervise them, put things in place and make sure things are going well, while I pay them their normal fee at the end of the day. While I pay you daily for your service too.

For my boys that's not an issue.
For myself i practically don't do daily pay for my services. I charge based on milestone/stages.

One of the major issues that even Secondus cannot resolved is Wike's character and over bearing influence on him. Gov.David Umahi is not that kind of a puppet.
The Igbos have benefited alot as supporting members of PDP but what the governor is saying is let the Presidential ticket be left for the zone which is the right thing to ask for.

To those who say they have not benefited judging from the positions the Igbos have held in the PDP administrations be it elective positions or by appointment but for me those are just individual benefits because those who held positions in no better way brought development to their region, state or even their small community or village. That's how bad it went.
None the less it's the right of Igbos be given the what the governor is saying and not a privilege.
His going to APC is not necessarily for same purpose but to be where he can probably make certain commitments that might put him in a place that his region might benefit in any little way.

I am assuming its a bungalow structure and probably your foundation is minimum of 4 course.
You will need to break the section of the oversite concrete to introduce a beam at the 3rd course counting from bottom and round it up with block work.If you introduced columns internally along the area you can tie the your beam to it before pouring concrete.

My question is, can a wall run outside of the foundation ground partition ? This is because I intend to steal a foot space .
