lastpage: Thanks Sis, for the info. I see you are using a 2 SURFACE Pump. I have the intent to insert both SUBMERSIBLE Pumps into the single borehole pipe from the ground and have both working at the same time and each serving different buildings that are adjacent to each other.
I think it is do-able (my opinion), as long as water in the bore-pipe can cover both pumps simultaneously but l still need more opinions, people who have perhaps, done something similar or are in the business. lastpage: Thanks guys. I want the two pumps to get power from their separate Electric Meters, two separate Buildings side-by-side, otherwise l will be settling quarrels. But l want to avoid digging a second Borehole even as sharing the borehole makes the water better as it enjoys more usage. Water level in the area is high so supplying the pumps should not be a problem.

I am hoping that the Big bore Pipe can contain a second Pump and if it can, how to go about it. If it's possible you should use 2 separate pipes that will hold the submersible instead of one pipe to hold 2 pumps. |

As regards the situation, I have said it times without number that it's advisable for clients, project sponsor or home owners to hire independent professional to assess the construction cost of their projects especially in a relatively high end construction.
To have a contractor to submit his quotation for a project to a client, to be assessed, who has no knowledge of construction processes will not be fair to the clients at all. Even if the clients insist on buying all the materials as quoted and subsequently monitor the usage of such, there's still no way for the client to know the fair cost of required labour for such project. Hence, the client is still very likely to lose a good amount of money to labour cost.
That's why professional Quantity Surveyors are trained to be an independent cost assessor of construction enterprises which ranges from building to roads, bridges to railway, and what have you.
In your case, the best bet is to let us have the drawings and advise on the cost consequently.
As regards 5% supervisory fee, it's subject to review. However, in a standard contract with reputable and registered construction firms, 15 to 35% or even higher (case in point: Julius Berger) is normally charged to the actual cost of construction for overheads and profit. Are you insinuating that the person may likely not be reputable so he is not entitled to a standard contract probably he does not own a registered company? Is it owning a company that makes one reputable or it's the reverse? |

diordaves: Taking another look in regards to your response, I can now infer that the BOQ states the foundation cost is 3 million. So 5% of 3 million is 150k. I got this wrong then. But the focal elements of my take are in order:
# BOQ should be prepared independently of the resident engineer/builder.
#Circa 100k is a decent fee for the supervision
# It is advisable to get further quotes. The word decent fee seems like something of modesty.  |

I’ve been on a job that a client paid me 25% of total sum of the project as supervision fee and it was paid even before we commence the project. Supervision fee na luck  Bold 1 The engineer is entitled to insist but the client is also entitled to bargain and work according to what he has at the moment. That is not something anyone should quarrel about. Bold 2 Yes there are very good clients in the industry and there are not too good ones especially those you truly truly truly tell them the truth. All na luck. |

diordaves: I'm not sure it is good advice for the BOQ to have been prepared by the resident engineer of the project. Conflict of interest comes to mind. I'm of the opinion BOQ should be prepared independently of the resident engineer or builder. "3 bedroom up and 3 bedroom down" means the project is two units of three bedrooms right? 3 million is a fantastic fantasy to supervise just the foundation. To be honest, 3 million to supervise the whole building to completion is still a fantasy. Less than a 100k for a dry land foundation in your location is more like it. Get a second and third quote. How you come about the bolded I'm surprised. Is that how you have been doing? A quote is been done by the person who is expected to get the job done. Now the other line to tow is to get a QS to give a quote which the client can use as comparison and monitor the actual work to be done. The client has his 2.5M, he can procure the materials by himself ensuring he is getting the right ones. Are you sure you actually read the post well. The engineer is requesting for his engineering/supervision fees of 3% of the 3M quoted to build the sub structure. Please edit your post. Don't be in a hurry to criticize wrongly. |

But you have to politely ask yourself this questions and respond sincerely if actually you know..... 1) Do you really know your brothers' character or attitude? 2) Have you ever given him an advice and he took it sincerely.........knowing now that you will be giving him instructions and duties at the work place. Sometimes some of the duties may seem like an errand..... 3) Do you trust him enough not to undermine your authority especially in the work place? 4) There are so many interests in a working place apart from getting a job done.,....,....will your different interests not affect your relationship as a family? |

I understand the reasons of the bolded statement. This same private escape you speak about has been done elsewhere and we brought specific workers from the West to handle the job for the same reason you give.
Some people (artisans especially) will innocently announce you to the world. So it’s best to tread carefully even when you think you have the best form of defense. |

ceelog: Period under review 2017 to 2019 IMO Smallest room is 3.6m by 4.6m. Kitchen is similar size. Kitchen is as big as a room. Everything is possible due to the expertise of the contractor. But it's location dependent and cost of labour acquired. Though the cost may not be much but did you use granite all through your build or a mixture of brown stones were acquired too? Did you also use laterite or sharp sand as filling material for your foundation? What mix ratio did you use for your concrete mix( kindly break it down into headpan measurements). Thank you. |

You've also touched on very cogent points, most are already covered in our structural plan and therefore already considered.
The reason I asked that specific question is that even when the plan states a cover of 20mm (i.e. 0.78" and you translate that to granite sizes, it appears to me like both 3/4 and 3/4 down qualify since that's 0.75" when converted.
All points considered, we will go with 3/4" (0.75" for this particular slab.
Just for the sake of learning... what is the 3/4" down granite size commonly referred to as in mm? also 20mm (since it is smaller than the 3/4)?

I think this is kobokobo world so some projects will seem like impossible to many of us. Come to skyscraper city and see how architects are talking about million dollar projects funded by banks. This is a different scenario. the discussion is owners funded purchases
If I have 200m, there are areas in Lekki that I’ll like to own a plot and flip within 2 years. But you don't neither do i. Even in a situation where banks is funding all kind of project you still don't.
If he doesn’t know what to do his money, in order to turn it over and make more money, he’ll assume investing 200m in real estate is a waste of money.
Investment is not waste of money. however investment decisions are based on risk and benefit analysis. Do you think the risk and benefit analysis of investing in Nigeria real estate are better than investing in Tesla, Microsoft, Google, Ali Baba, Square Trade, sales Force, Facebook, etc? When I did MBA in PM, the lecturer handling financial accounting said many of those who are academics find it hard to invest because they are always calculating the uncertainty more than the benefits. |
