An additional point for those renting leasehold properties be sure that your landlord gets a licence to sublet the property from the freeholders or management agents. Always ask and get in writing, if not your tenancy will be void and illegal. The freeholders will come after the landlord for breach of his leasehold and eventually you will have to leave. (This is the worst case scenario). There was this incidence, and I have actually seen this happen . This was a gated premises and the tenant was about to move in unaware that a Sublet Licence was required and was not allowed entrance into the development . The tenant and removal company was stranded and it was a Friday late afternoon and he (the tenant and his family) had to book into a hotel for the weekend and keep his things in storage. Until the landlord got the licence on the Monday. |

Inkredible:If both names are on the tenancy agreement then yes. Unfortunately there is no way , if you want to avoid being a rogue landlord victim use a reputable estate agent. You will pay more but you will have your rest of mind. I have heard stories of tenants getting scammed off gumtree, showing properties they don't own and collecting multiple deposits from multiple tenants. Its not only in Nigeria that you get this kind of fraud, so in the process of trying to save a few pennies, you end up losing a lot. The truth is majority of landlords are straight forward but you will always get that small no that gives them a bad name. So shine your eyes well, always ask for proof of ownership when dealing privately. If the Landlord can ask you to identify yourself, so can you. if you smell a rat like cash payment insistence , just run as fast as your legs can take you. |

Rejoice5000:Ok no problem. For me I will never want to be a burden for my kids, i see loads of 90year olds living their full lives and looking after themselves because they have planned very well. That's what i aim for. That way, when your kids and grand kids pay you visits , its a moment cherished and there is respect both ways. |
Rejoice5000:If you child moves far away and decides not to look after you or place you in a home? what can you do? except wallow in self pity. No one knows what the future holds, you only know your mind. even if you think you know the mind of your kids , they will get married, and their loyalty changes to their immediate family. What you should be praying for since your old age investment is in your kids is that they meet a good partner that will not change their minds. |

danberg:If she has got a craft, or a passion, even if it is just talking, she can set up a youtube account and eventually AdSense account where she will be making money for the no of views and subscribers. The only thing I would say is that black people should subscribe and support each other more so that we can build and develop our community. If I see a Nigerian on YouTube, whether I have interest in the topic or not, (I know its very difficult for blacks) I always subscribe, view and comment on their videos to show my support. Let us try to support each other more, if more than one person in our community is doing well indirectly you are doing well. Let us try and stop the world media from associating blacks with ghetto and poverty. It gives me a lot of pleasure to see my fellow hard working brothers and sisters doing well for themselves. |

salford:You are right no time for drama. you've got to learn to choose battles you are 100% sure you will win, especially when you are climbing up professionally, it is very easy to get your name black listed. Barking and Dagenham used to be strong BNP go there today the Black Africans have taken over and the few white faces you will see are eastern Europeans. Its full of African shops and eastern European shops. The whites have moved further to places like Billericay .Even Romford and Upminster is slowly been taken over by blacks |

LivingFree:You just remined me of a place I used to work. Systematic racism is everywhere maybe less in the government establishments. When you say you are proud and hard to conform please explain more? I worked in this firm for more than 10 years, before I was given the job, I was called for the interview about three times, I was given all the test you can possibly give, even the ones the main partner doesn't even know himself (later found out when I was in the job) I was tested on every aspect of the software program and passed. I found some of the test condescending and patronising but I kept my cool as I understood what was going on. I later got a rejection letter..... I was cool about it cos I was already in one job so no problem, I forgot about the whole thing until about 2 months later when I got a call from the Firm's top partner wanting to know when I can start and that the person that got the job was is a big disappointment and didn't know even the basics of the job. In my head I'm thinking (If he had tested him the way he tested me, he would have known that the guy was useless.) Later found out he was a white English guy and all they do is ask each other… can you do the job ? and if they say yes, they get it.To cut a long story short..... I took on the job and I'm glad I did. I learnt a lot there. It was mainly English, Welsh and Scottish firm full of public school products, there were a couple of new Zealanders, Australians, French Swedish Germans etc. Most of the clients were internationally based, big brand companies, due to confidential reasons I will not be mentioning names. I and another black guy (black Caribbean British) were the only blacks in the company, he advised me to socialise more with them so I wouldn’t be looked on as anti-social. It did help me a bit to break to ice. I took his advice, it was a big firm so our outings were like, going to Ascot, tennis tickets to Queens, Mahiki bar, comedy store etc. Through chatting with the other staff I found out that most of the English were there through recommendation, they knew someone who knew the boss, the interview was informal. Also when you attend public school you make great connections. E.g. the big client is a friend of a friend, the solicitor friend puts work to the accountant way , the accountant puts work to the surveyor , or the insurance broker , the event planner , the architect etc . They are all interconnected and I’m not talking about small jobs here. Old boys club, you get that click of extremely rich people and the money only flows in that same circle of friends. I had to train a lot of people and then they will get promoted ahead of me, I was really geting fed up, the last straw was this English girl who came on the job because her husband was a friend of the boss. After training her she was now made my boss and even had to do my annual review. I felt really slighted. I was very popular with the clients, I did my job very well and put in the hours, there was this big client who wanted to take me on but because of a clause in my contract, it limits me from working for clients until 4 year after leaving the firm. After the last incident I felt slighted and used, so I made up my mind to leave. Only I had to get my bonus so I waited till the end of January, I had already drafted my resignation letter. As soon as my bonus hit my bank account, I pressed sent. I was at this clients and I told them that day, The boss came down that day with this lady and they wanted to know why I was leaving and what they could do to make me stay , I said there was nothing it was just a personal decision . They lost the contract with that client and a few others, I knew this will happen but I didn’t give a shiit. I didn’t say anything cos I wanted to leave on good terms. If I tried to fight it I knew it would be a losing battle. I worked my notice gave an excuse didn't turn up for my send off, gave last minute excuse on the day at the last minute. Now I’m with a much smaller company but I’m being appreciated 100 times more. There is racism, even in London, although it is much subtle sometimes you have to play the game with them, do the plastic smile to get on. |
