TRADITION OF ORIGIN AND MIGRATION OF THE ABIRIBAS:

The Abiribas are part of the Agunaguna sub-tribe of the main Ekoi group. They are part of the larger Yakurr group that can also be traced up to Ikom and other parts of the upper Cross River basin. The present Yakor (Yakurr) Local Government Area of the Cross River State includes Ugep, Agunaguna, Nko, Usukpam (Urukpam), Ubaghara and others. In these areas are such other settlements as Ebiribara, Ebom-Ebiriba et cetera. As a matter of fact, the Ebom-Ebiribas in Yakor simply changed their name to Ebom because the present Abiriba (Ebiriba) was virtually eclipsing them such that even mails meant for them found their way into Abiriba of Abia State. The Abiribas are said to have lived in that part of Enna clan where there were plenty of Uda trees (xylopia aethiopica) hence the name Ena-Uda. The shrine of the Abiriba royalty is still standing at Usukpam-Ena. From events and available data, the Abiribas were said to have crossed the river at Usukpam, hence they are often referred to as Usukpam-Etete, a nostalgic name for that ancient home. Usukpam (Urukpam) as called by the natives there now is part of Akpaa-Erei clan of the larger Ena clan. The Abiribas lived here for long when they left mainland Ena-Uda under the leadership of Nnachi-Oken, hence the nomenclature, Ebiriba Enachi-Oken. From here they travelled through Okon-Ohafia and settled at Udara-Ebuo, a stretch of land between Amekpu-Ohafia and Okagwe-Ohafia. This long sojourn in the present day Ohafia area explains the numerous relationships between this area of Ohafia and Abiriba.

Equally the Abiriba-Ena royalty have affinity with Akanu Ohafia. Nnachi Oken died at Udara Ebuo and Ntagha continued the journey to Uranta where much later he too died. After the demise of Ntagha, Igbokwu became the leader. From here, Udara-Ebuo, the Abiribas now led by Igbokwu passed by Nkwu-ebu (Nkwebi) Ohafia to Uranta near Oboro en-route OzuAbam. Nkwu-ebu is the Palmyra palm, botanically/scientifically known as Borassus aethiopum which grew abundantly here. From here they moved right (north) and found their way into Ihe and Agboha about 1700. These two communities are near the present Binyom village of Abiriba. Agboha up till today is referred to as Agboha-Igbokwu, after the leader Igbokwu. This date of arrival is well estimated from later recorded events of early European visitors and estimating backwards from the number of Abiriba Kings remembered in our history. It is interesting to note the name Binyom which sounds Ekoi and has no Igbo meaning. The Abiribas brought their gods from Ekoi, the main god being the Otisi, (Otusi, Otosi). The Otisi is the royal symbol of authority over the Abiriba people. Otisi, Otosi is Ekoi name and many other Igbo Cross Riverine communities equally have this name and as gods too. The name is common in Afikpo areas, Edda, Ohafia, Aro, Abam, Item and others. In these areas, the royal families are referred to as Ndi-Otisi, that is, the people of Otisi. It is so too in Item and some other places. It is also equally noteworthy that one of the feared juju gods is Otisi Binyom of Abiriba. Apart from this god, we have Kalu, the god of war or thunder. One of these gods is at Ozua-elu (Kalu Ozua Elu) after Amamba village on the road that takes and brings back men who have made journeys, be it war or trade on that route.

The other is at Ndi Ebe, Kalu Ndi Ebe of Umu e'Chuku Amogudu. These Kalu gods are sacrificed to with cocks and rams.The Abiribas lived for long at ihe and Agboha from where they fanned out to establish modern day Abiriba villages and city. The Abiribas developed Agboha and built up a big market here. Because of their mercantilism, blacksmithing, weaving, crafts manship in ivory et cetera, Abiriba attracted marketers from neighbouring communities that stretched all the way to Ozuitem, Ozuakoli, Ahaba-Imenyi, Item and others. When the current and new market (Afia-nkwo) was founded people still referred to the portion on the western flank of Binyom, namely Agboha, as Afiankwo-ochie that is, the old market place. After several years of sojourn at Agboha, the royal group moved to the part of Umueso village called Amelunta today. The compounds that make up Amelunta are Ndi Ekpe, the main royal compound, Ndi Ezema and Ndi e'Mbaeku. The kings that ruled Abiriba and from Ndi Ekpe, Amelunta, were Ekpe, Itu, Uduka Oko (Uduka uku) Egbara uku and others. One of the sons of the royalty, Oko Uduka, alias Okonta Ogba-enwo (Oko the monkey shooter) in later years in his hunting expeditions located the valley after Isi-Olara and thought it was a natural fortress and also attracted by the water moved the royal compound there while retaining the majority of the royalty at Ndi-Ekpe.

This new compound is known as Ndi Oko-ogo, that is, the people of the home of Oko. The new royal compound not only accommodated the royalty but other sojourners that sought refuge in Abiriba for protection by the Abiriba King. From Ndi Okogo and Ndi Ekpe, the royalty developed Ameke Echichi and the other Ameke villages. The royalty installed the first Nkwa in Mgbala Ekpe at Ameke Echichi. Nkwa is a wooden carving in a compound hall of the royalty or in the Ekpe cult hall of the royalty. Nkwa is an arm of the Otisi god. In the olden days a replica of this carving formed part of the equipment given to a princess as a wedding gift and placed in the small hall, Obu, of the compound where she is married to. There are among others recently two such compounds where replicas of the nkwa small effigies, child bearing goddesses, were given to daughters married at Ndi Okoronkwo and Umuaga compounds both of Udanta Amogudu. The whole idea of these human-looking replicas, large dolls, is that the daughter may by the grace of the goddesses produce children. Umuaga compound at the end of the civil war sought permit from Ndi EkpeAmelunta to replace this wooden replica at their Obu compound, having been destroyed by the recently ended civil war. This was granted and the accompanying traditional ceremonies and rites accomplished. The expansions of the Abiriba people from Agboha to Amelunta and the new king's fortress compound, Ndi Oko-ogo as well as the other Ameke villages were not smooth ones. In their expansions into the current city, the Abiribas encountered other settlers, Umuhu, who were at Ihebu and Amamba, Nkporo At Kirii of Umueso and part of Item were near Ogbu, each group moving towards more fertile terrains.

The Abiribas expanded to found the villages of Ameke, Amogudu, particularly Umu -e’Chukwu, and Agboji under Ebiri. In later years when parts of Amelunta needed expansion, the then Enachioken, Oko Uduka -requested Egboji, now under Nwagu Efa to provide present day Amaukughukughu, (the place of the owls) for that purpose. Because of this gesture, the king rewarded Egboji with Nkwa-Otisi and that is why the Mgbala Ekpe of Ama-Ebia of Egboji has Nkwa. Ama-Ebia is the home of the Egboji village head.

In February we had another misunderstanding, she slapped me again_ I slapped her back, then we fought...After this incident she beats me at any small provocation, and fondles my private parts while beating me... I brought my best friend (girl) and we both beat her, my boyfriend is just lackadaisical about the whole thing_ he only focuses on work. I told him to allow my best friend to stay so I will feel safe, but he refused...

Also known as Nigeria’s first millionaire, he was a rich entrepreneur, businessman, landowner and creditor who owned Water House or Casa d’Agua on Kakawa Street, Lagos Island, Lagos. It was named Water House because it was the first and only house in Lagos in those days to have a borehole and in turn sell water to the residents.

Candido da Rocha, a native of Ilesha, present day, Osun State, was born to the family of Joao Esan da Rocha, who was captured as a slave when he was 10 years old on his way to school in Ilesha. Candido was born in the Bahia region of Brazil. His mother was Angelica Josephina da Rocha. His father returned to Lagos, Nigeria in the 1870’s where he built his wealth and passed it to his son, Candido.

I also cited “Dom Obá II” — an epithet of the Afro-Brazilian grandson of the then Alaafin Oyo, Cândido da Fonseca Galvão (1845 — 1890).

Moreover, Bishop Samuel Ajayi Crowther’s 1884 Yoruba translation of the Bible is littered with “oba” for “king”.

In fact, a 1666 French translation of a Coptic text which Cheikh Anta Diop cites in his “African Origin of Civilization” is shown to have retained the original “Obba” for “King” in relation to a certain king Chango said to be born in Ife.

Yet, we are still waiting to see just one pre-1900 writing showing the Binis’ use of “oba” for their monarch.

There are Nigerian restaurants in London whose owners put stuff from one "baba" in Nigeria in the food they sell to innocent Nigerians as an acquaintance once walked in on a woman who owns a restaurant we used to go to when the woman was on the phone to the "baba" in Nigeria asking how much of the stuff "baba" gave her she should put into the soup she is selling to the public.

I heard of a woman who took her huge British telecom phone bill to a White Garment pastor for consultations and prayers so that BT will reduce or forget about the bill and there are White Garment pastors in London who pray for fraudsters so that they will not be caught and i know a Bros in London who before he got married sent the prospective babes photographs to his brother in Nigeria asking him to consult 5 Babalawo's, 5 Imams and 5 pastors for "prayers" to see which of the babes is his future wife and the same bros said he once went onto London bridge in the dead of the night to take a "recommended" spiritual bath washing himself from head to toe with water and the old Nigerian 5 kobo (called sisi) on top of London bridge in the dead of the night.

Some of the Naija women in Manchester when they fall out and start recording slander videos against one another also expose what some of them get up to in Manchester and there is one who accused her erstwhile friend who is a caterer of putting the food she is selling to order into her bath, stripping off all her clothes, stand in the bath over the food and washing her privates over the food before then cooking it and delivering the order to the Nigerian who ordered the food for his or her party. I don't know if this one is true but this is from a beef video they recorded when the fell out and the video is most likely still on Youtube but i can't remember which one it is now.

So, these are just some of the things I've seen and heard in London in my time here and you just never know if that so called friend (old ones or new ones) is putting stuff into your food or drink when you go visiting them and the best thing to do in such instances is to make such friends know that you don't subscribe to fetishness or consulting sooth sayers and in any case such friendships can not stand the test of time unless you also believe in consulting sooth sayers.

So, its the fetishness some Nigerians abroad indulge in that i am calling out. If you visit a lot of barber shops and Naija restaurants / beer parlours in areas of London densely populated with Nigerians, sit down and just spend some time listening to people, you will marvel at what some Nigerians in London get up to and all indications are that Nigerians in manchester and Ireland are probably worse than the ones in london.

I hear and see a lot of things as Nigerian restaurants and Beer Parlors used to be like a second home to me[i] (and probably still is) [/i] as I've not cooked since I came back from Naija in 2008 and because I work very long hours and don't have my first meal until after work, I spend quite a lot of time in Nigerian Restaurants over the past 13 years and some of the things I've seen and heard about Nigerians in London is better left imagined and being that London never really used to be like this 20 something years ago, I'm always comparing and contrasting the Nigerians in London then versus some of the ones I meet now.

For some it helps reshape thinking but don't forget that the Brits shot themselves in the foot around 2004/05 when they did what was called Non-Appearance Visa when you could get a Visa without going for a face to face interview at the Embassy and all you needed do then was send your documents though a drop box system.

This meant a lot of people who would otherwise not get a visa in a face to face interview secured visas and the stock of Nigerians in the UK kept getting degraded the more and apart from that even the so called educated Nigerians in the UK still show off to themselves on any and everything be that job status, salary, home ownership status, home size, car price, kids private schools, etc, etc and that's why I don't really keep friends any more and all I have now are acquaintances whereby once we leave the beer parlor I may not see them until my next visit which may be in months. I choose carefully when and who to see now.

Keeping Nigerian friends is like another drama in itself. For instance whats the point of having a friend who believes in visiting soothsayers and prophets who purportedly see visions huh? In London o.

And seeing that you are the average of the 5 people you spend the most time with , I choose carefully those I call my friends as it is better to be alone than to be in the wrong company.

Foe example, you will be surprised that there are lots of Nigerians in London (young and old) who believe in babalawo's and fetishness and actively rely on and consult such charlartans !!!!!

I had a friend who once housed his cousin in London when his cousin was doing a masters degree. Lo and behold, he searched his cousins box one day and found a goat horn filled with juju stuff like the ones babalawos use in Nollywood films. He confronted his cousin and his cousin said he was only using the goat horn filled with juju for protection. In London o. So I wouldn't be surprised if there are more fetish Nigerians per square mile in London than in some cities in Nigeria.

There is a restaurant owner in London who once told me that he came to his shop one day and met a calabash filled with sacrificial juju in front of his shop and he thinks it was put there by one of his more successful competitors on the same road. That restaurant has closed down now and I personally have seen a calabash filled with fetish stuff - boiled eggs, agidi, palm oil placed at a 3 way junction road in broad daylight in a part of London where there are a lot of Nigerians and even all these restaurants we go to in London, only the Grace of God has probably been saving us as a friend told me he once went into a Nigerian restaurant in London unannounced before the lady opened up and he heard the owner on the phone with her jazz man in Nigeria asking him what amount of the "stuff" he gave her she should put into the soup. Luckily for us, that restaurant has also closed down now.

So, the moral of the story is that you may actually find more decent people in Nigeria than some Nigerians living in the UK.

I'm not an adherant of the
Ifa religion (Yoruba religion) but
I have studied the global spread
of the Ifa faith to Cuba, Brazil,
Trinidad and Tobago, U.S.A,
UK, due to the late 1700s and 1800s trans-Atlantic deportation
of Yorubas via slave schooners
and legal migration after 1900.


There are over 10,000 Babalawos (Ifa priests) in Cuba alone among Afro-Cubans and white Cubans and
Professor Wole Soyinka regularly visits Cuba on invitation to give
lectures about the Yoruba religion. Fidel Castro even gave a rousing welcome to Ooni Sijuade anytime he came to Cuba to see the Yoruba Diaspora being the leader from the Source or Ife.


Bahia in Brazil is another major focal point of Yoruba culture and religion from the 1800s, and one of the sons of Alaafin Abiodun of the Oyo Empire, (who reigned from c 1770 -1786) was taken as a war
prisoner and shipped to Brazil where he got married).

His wife then gave birth to a prominent son in Brazil who served and distinguished himself in the
Brazilian army in the 1800s.
The grandson of Alaafin Abiodun had the title: Dom Oba II D'Africa (Candido Da Fonseca Galvao was his name).

Now, the Ifa priests (Baba Alawo) negative potrayal in some of
those Nigerian movies is false, defamatory, and is usually done
by especially ignorant Christians and some Muslim film producers who create fictional movie scripts without consulting the real Babalawos for guidance.



Internationally prominent Ifa priests or Babalawos such as
the 3 men below:

1. Professor Wande Abimbola (a former two-term Vice Chancelor
of OAU in Ile Ife).

2. Professor Odeyemi (a nationally prominent Geologist in FUTA, from Ekiti State, who worked on accurate earthquake or earth tremor
predictions. In 1985, he said an earthquake fault line runs from the
Atlantic ocean through Lagos State right up to Oyo State).

3. Chief Elebuibon.

...and more have on many
occasions in newspaper articles corrected this defamation by letting people know that it is against the spiritual laws for people to say Babalawos kill for rituals because there are karmic consequences or repercussions for doing so.

The Ifa belief system emphasises purity of thought and spiritual balance. I personally respect them
for that.

1. The Yoruba term Babalawo is wrongly used by some ignorant folks and some sections of the media to refer to "Herbalists" and "ritualists," but Babalawos (Ifa priests) - the priests of the Yoruba religion, are the equivalents of Roman Catholic and Anglican church priests or Buddhist priests or monks, etc, who are in charge
of religious liturgy.

2. Onisegun (the Yoruba name for
a Herbalist who uses herbs or plants to treat people like you have
Herbalists in China, India, UK, U.S.A).

for those who commit evil or use diabolic or psychic means to harm others).

Majority of individual investors will not make money investing in the stock market due to 2 major reasons:
-- Not everyone has the wherewithal and resources to research and analyze the market properly.
-- It is difficult to time the market – knowing the right time to buy or sell.

Why Exchange Traded Funds? An ETF is simply a security that tracks an index and trades like an individual share on an exchange. It is a fund that includes the collection of assets, e.g. stocks, bonds, gold, etc. Investing in an ETF presents you with the opportunity to buy a selection of assets you may prefer instead of picking those assets individually.

For example, if Mr A has dreams of investing in companies like Google, Exxon Mobil, and Apple, but doesn’t have the money to invest individually in any of these stocks due to the high share prices they command, he can simply buy an S&P 500 ETF that tracks all these companies. If any of these companies don’t perform in a particular period, you still have hundreds of others which can balance out the risk of the total portfolio.

There are several thousands of ETFs globally; some invest according to geographic locations – ETFs that track the biggest companies in USA, China, etc.; ETFs that invest in a mix of stocks and bonds; ETFs that invest in gold, etc. Two major advantages which ETFs offer are: an opportunity to diversify your portfolio, and low costs of investing. Most experienced investors recommend that you continually invest a small amount of money consistently over a number of years.

You can invest in ETFs available on the Nigerian Stock Exchange, or better still, diversify your portfolio by investing outside the shores. I have previously written on how to make money investing in foreign stock markets.

(2). TREASURY BILLS
Treasury Bills are a very important and necessary investment for every type of investor, and there is no better time to cultivate the habit of buying Treasury Bills regularly than when you are in your 20s and 30s. Treasury Bills are short-term government guaranteed debt instruments issued by CBN on their behalf to finance expenditure and also control money supply. There are 3 tenors: 91 days, 182 days and 364 days.

We all have bills to pay (professional exams coming up in a few months, children’s school fees, weddings, vacations, etc.) and you can invest the present cash you have in Tbills, depending on the period you will need the money. There is a concept in finance called Asset and Liability Matching (ALM), which basically involves buying an asset (in this case Treasury Bills) in order to be able pay off a future liability (what you need your money for in the future).

Some advantages of Treasury Bills are:
-- They offer decent interest rates, so you get to make money.
-- They are risk-free, which means your principal is guaranteed, as it is backed by the full faith and credit of the Federal Government.

(3). GROWTH STOCKS & DIVIDEND STOCKS
Being in your 20s and 30s is an opportunity to make risky bets, because if you lose your money at this stage you still have time to recover. Investing in stocks offers a good avenue to put part of your money into a high risk-high reward venture.

Growth stocks are simply stocks that are expected to grow at significantly higher rates than the industry average. These stocks generate more sustainable positive cash flows and revenues than their peers. Dividend stocks, on the other hand, are usually stocks of companies that are financially stable and mature, which means the share prices are less volatile than growth stocks.

Dividend stocks should be included in your portfolio at a young age as they provide opportunities to earn income (no matter how little) consistently over a long period of time, provided the companies keep performing well.

(4). BUSINESS
If you have the talent and passion for something, you can start now. It doesn’t mean you have to quit your job immediately; you can maintain your day job while you work gradually on your business idea. The term “Next Of Kin” simpliciter, does not confer the right of inheritance on the person so named. If so, of what use is the term?"

*INTRODUCTION*

The meaning and the legal implication of the term “next of kin” have been constantly misunderstood by the ordinary public. It appears, though erroneously, that many people think that once you are appointed the next of kin of a person, it automatically gives you the right to inherit the person’s estate upon his demise. In fact, many people think that, a next of kin gives an exclusive right over a person’s property.

The above erroneous belief and understanding of the term next of Kin has made many people to shy away from the need to make a Will. This is because, they think appointing a Next of Kin, is a way of naming your beneficiary. However, the above assumption is not in conformity with the law. It must be noted that, ignorance of the law is not an excuse.

*WHAT THEN IS THE MEANING OF THE TERM “NEXT OF KIN”?*

The term, next of Kin has been described as the nearest blood relative of a person. See JOSEPH v FAJEMILEHIN O.O & Anor (2012) LPELR-9849(CA). The term can also refer to a person who can be contacted or notified in cases of emergencies or eventualities. For instance, one of the forms that is usually filled while on transit, requires the information of next of kin. This is needed in case of any accident. In other words, where there is an accident involving that person, his next of kin shall be notified or informed.

Also, the term is constantly put into use by hospitals. In this case, next of kin means a person who can make medical decisions for a person who is incapacitated or unable to do so, during emergencies.

The term is also frequently used in financial documents by banks and other financial institutions. In this instance, next of kin means a person who can ensure that the proper steps are taken towards the recovery of the money held at the bank, at the demise of the owner. In other words, being a next of kin of a person, as regards his money in the bank, does not give a right to inherit such money, either partly or as a whole.

*WHAT IS THE LEGAL IMPLICATION OF THE TERM NEXT OF KIN AS IT RELATES TO THE LAW OF SUCCESSION?*

It must be noted that appointment of a next of Kin is not a substitute to the making of a valid WILL. The reason is because, when a person dies testate (that is, the person made a valid Will), the matter of next of kin is of no relevance. The estate of a deceased person who dies testate is distributed strictly according to the Will. Thus, his next of kin will only be entiled to his estate, if the WILL says so.

On the other hand, in a situation where the deceased died intestate (that is, without making a valid Will), the question of the distribution of his estate is governed by the law. The customary law/Islamic law or the Administration of Estate Law will apply depending on the kind of marriage contracted by the deceased. In other words, if the deceased contracted a statutory marriage (popularly known as court marriage), the distribution of his estate shall be governed by either the English Law or the Administration of Estate Law. See OBUZEZ V OBUZEZ (2007) 10 NWLR (Pt.1043) 430. It must be noted that the Administration of Estate Law provides for the order of inheritance which must be complied with strictly and a next of kin, is not among the categories of those entitled to inheritance in this instance.

In other words, Succession is regulated by law. It is only those entitled by law to inherit a deceased person’s estate that can do so. A next of Kin is not one of such persons. However, this is without prejudice to his right to inherit on a personal ground. Thus, if the person so named as a next of kin is the son of the deceased, he is entitled to inherit, not as a next of kin, but because he is the legitimate son of the deceased. Also, if the person so named as a next of kin, is also named in a valid Will made by the deceased, he is entitled to an inheritance not because he is a next of kin, rather, because, he is named in the WILL.

*CONCLUSION*

A next of kin, who is usually a blood relative, though not always, has no legal right of inheritance by virtue of his status as a next of kin simpliciter. However, it must be noted that the appointment of a next of kin is not a means or method of naming an heir. A next of Kin is not recognised as an heir under the Nigerian law of succession.

Therefore, next of kin, _stricto sensu,_ does not by any stretch of imagination, entitle the person so named an automatic right of inheritance. If the person so named as a next of kin is not entitled either by the WILL or by other laws of inheritance, to inherit, he cannot be conferred with the right of inheritance by the mere fact that he is named as a next of kin.

It is hereby submitted that when it comes to the law of succession, the term next of kin has no legal implication. It therefore does not confer the right of inheritance. Thus, it is erroneous and unlawful for anyone to claim any inheritance on the singularly reason that he is named as a next of kin. Such claims have no legal bases and are unfounded.

WHAT YOU NEED TO KNOW BEFORE BUYING SWAMPY LANDS.
1. Swampy lands are generally cheaper than dry lands of same location and same size. Ideally that is the norm but there are a few land owners who over price their swampy lands over and above their dry equivalents. Those are the few exceptions.
Why are Swampy lands cheaper? The reason is obvious, the demands are lower than the dry lands.
2. Never ever agree to a high price for a swampy land. Bring on your negotiating A game to beat the price down. This is because, the Foundation for swampy land costs more and as such you need to have compensated for that in the purchase of the swampy land. Second reason is that there would be much filling that dry land so that price also should be compensated for at the time of negotiations.
3. Buying a swampy land is always far better than buying a dry land. Especially if you are buying the land for an estate project. Some months ago I worked on series of swampy land for estate projects. Where the swampy land price is 'P'. The cost for filling it is half of P. And after filling, the land is sold for between 3-5 times the original value (3P to 5P). Meaning that if the price of swampy land is N5M after sand filling to make it dry land, the sales value jump to between 15m and N25m.
4. When I advise people here, I always suggest you take a highly experienced Engineer with you with a thorough knowledge of flooding. There is a clear cut difference between a Swampy water logged area and a Flood-prone area. There are some swampy lands that are in flood planes. But that does not mean that wherever you see waterlogged area means its susceptible to flooding.
Never ever buy a flood prone area even if they dash you 2 for N10. Dont even accept that land to use for fish pond business because very soon one day a Dam at Kainji in Niger state or a dam in Chad would be over flooded and they would need to release the excess water. That water will find its way to every part of Nigeria even till Niger delta. And those lands that are below the flood plane would be submerge and subsumed with water be it in Lokoja my state or Ogun state or Niger delta or Isheri North or Lekki.
5. When people buy a car of 2m they take Mechanics, but when the same people want to buy land or Structure that cost more than car, they go with only their wives or brothers. They dont take an experienced Engineer. Luckily enough via technical engagements like this, so many people have invited professionals to verify and validate their choices of locations and choices of buildings to purchase.
6. Swampy lands that are not in flood prone areas are very good buys always. The cost of sand filling is not much compared to the price of buying an already filled land. People tend to forget that a "Dry Land" is simply a waterlogged land that was filled.
7. The secret of pricing a water logged land to purchase is that you should buy that land at a price that when you add the cost of Filling and any other soil stabilization to it, the total would still be LOWER than the price of an equivalent dry land.
