Mechanical fittings/fixtures - toilets, washhand basins, sinks, and other kitchen/bathroom accessories.


Depends on the type of handrails. For stainless steel handrails, install after tiling. For welded handrails, install before tiling.

Well, I understand your worries. We were all there before.
We all hoped for first class then until second year results were released then we started praying to even graduate sef.
To cut the story short, you can't make first class with such start

It will even take a lot of work from you to even make 2nd class upper.
I know you might not understand what I am saying but things will become clearer if you manage to stay in the course until 400 level.
But just remove first class from your dictionary for now, it's not for you.
Aim at 2nd class upper backed up with extremely serious work, otherwise you might not even get 2.1 if you continue like this.

This is just the hard truth.

Very simple. Increase the price of your product.
In Germany, when minimum wage is increased, even the private sectors must comply with the new increment or face the heavy wrath of the government.

I'm planning on relocating to new area in Abuja but I'm really confused if 20% of salary is too much to pay for rent.

Where I currently stay lacks some amenities and I pay 10% of my salary for rent.

What percentage of your salary goes to rent? How much do you think should be the ideal percentage of salary for rent??

I think the right percentage would allow for proper saving to allow one build his or her own apartment.

Whenever you must spend 30% of your income on rent, then you are paying too high.
Move in to a cheaper place

A typical Nigerian is always like that, I wont blame you.
In life don't be fast to make a conclusion on something you don't know until you see details
which includes the design, the size, the quality of materials used etc.
These things are very important before jumping into conclusion.
But irrespective of the design, it is extremely hard to build and complete a duplex with less than 35million naira right now.
Including railings, tiles, glass windows and protectors, doors, plumbing pipings, electricals, POP etc.
I am just telling you the truth

I feel your cost is quite high, but I think it depends on the cost of materials and cost of labour at the city where your site is located and the taste and design of your building.

Not sure if this includes the amount you bought the land and and land settling issues, if not hmmmm. Belike the person handing your project is building two houses (a duplex and a 4 bedroom bungalow)at a time, one for him and another for you.

How much do you think is enough to build a duplex even in the cheapest part of Nigeria?
Ask any person that built a duplex recently or any honest Engineer you know (though most engineers will reduce the price for you in order to get the contract)
Also check the current price of building materials in any location in Nigeria.

Yes its possible. But most factors plays a vital role. Let me advise you on this. I am sure N10m can finish your building if not all, finish all interior work including painting and tiling as well as POP works. You can leave the exterior work in your next budget so you can concentrate to achieve it to your taste, including external works which are interlocks, kerbs and landscaping.
Please sir, kindly tell this guy the truth. I can bet that 10million can NEVER do all these things you mentioned using that plan you posted.
