Just Interior

We have just completed the concept design of a unique home to be built in Lakowe, Lagos. The client gave us a very clear vision of the home they wanted, even providing us with the key design points. We then took this initial concept and refined it, suggesting aesthetic and structural design changes to achieve exactly what the client has in mind. Here's a sneak peek into the interiors.

In my last blog post about Sir Qc-1's Ikorodu country-home project, we were just preparing the formwork for the upper floor slab. Since then, we have completed all the wood work and we are moving on to the crafting of the parapet from tomorrow.

When problems occur

Unfortunately, no matter how good the contractor, something will probably go wrong during the life of a project. The problem could be as simple as missing a delivery date or overrunning a task budget — or, it could be much more severe, such as constructing a critical component that is later found to be out of specification. When problems occur, there could be a number of causes:

1. The contractor cutting corners to meet an overly aggressive cost proposal.

2. The work requirements poorly specified in the contract or there was no specification document in the contract.
Did the contractor properly prepare for the work at hand?

3. There was an improper change to the scope of work

4. The contract terms were unrealistic or the contractor set up for failure.

Oga, here's answer to your question.

Roofing Wood

2 x 4 - @350 - 6 - N2100
2 x 3 - @300 - 40 - N12000
2 x 2 - @200 - 15 - N3000

is it too much or too little?


Reinforcement

2 length of 12mm iron rod costs N2700. Cut it from the shop you purchased it and buy rings. Look for one smart guy in the shop to tie the lintel for you. He'll be glad to do that for N1000.

Electrical Wires

A bundle of wire sells btw N2800 - N3500. What are you wiring in a single room apartment.

Plaster sand go remain self. You can get at least 8 wheelbarrow of sand from a single trip of sand.

Yes, that's what it is. Tolls everywhere, unavoidable traffic everyday, overly expensive accommodation, daily harassment and extortion by law enforcement officials, higher cost of living.. and more.

Other cities that I've been too in Nigeria are relatively peaceful and fairly okay for average Nigerian. Lagos is not a place for you if your gross salary is just N1.5m

You can only survive if you're an orphan, do not intend to get married and live responsibly.

Afam4eva: Enough of all this hype. If you can survive in any town in Nigeria then you can survive in Lagos. You just need a little bit more zeal. It's not like Lagos is even as rough as it used to be when we used to drag to enter bus. Things are a bit more organized now even more than some other cities. I think the whole surviving in Lagos thingy is over-hyped.
Bros, you must be joking! I'd rather do N70k job in Ogun or oyo state than pick N200k job in Lagos.

I've lived in both state and I can show you Lagos isn't a place for all with concrete evidence especially if you're upcoming. Take that fact.

One_Naira: LMFAO. APC continue to prove my assumptions of them correct. They do not give a crap about the people or eradicating corruption, all they care about is power. So despite announcing to nigerians how PDP=corruption and how they, APC, are the "progressive" to save Nigeria. The said "progressive" are adopting the "corrupt" PDP and they are even jubliating over it. Am I the only one looking at this for what it is? judging from the replies, I think not. This is why i do not want APC near delta. They'll be worse than the damn PDP. Corruption=non corruption once you join them. wow. SMH @ pat utomi. I still can't believe he is part of that party.

Anyway in regards to the topic, if PDP is smart they'll will use this "merge" as an advantage. From what I noticed by APC fans and members, they tend to forget governors can't guarantee them a win, having a politician that is popular online can't guarantee them a win, what matters is the people. I can think of lord knows how many slogan PDP can use to get the people votes by targeting the "joining"of the two. PDP could say for example "if PDP is so bad and corrupt like APC says, why are they picking members from the same "bad and corrupt" PDP. They not bringing change like they claim, they are just recycling our underperformed, unwanted politicians and changing the name". They can even push off the whole PDP corruption on APC by bringing in and making public all the embezzlement by each PDP member that decamped and accepting that "yes PDP leaders are corrupt and yes they embezzle but PDP members that decamped to APC are the pioneers and biggest looters thus APC cleansed PDP. They took the bad egg". some sh1t like that even if it's a fib. If PDP is smart they can turn this in their favor all they gotta do is use the words and names APC called them. This would get people thinking and wondering.

Oh well goodluck to both parties. I see no difference between the two. PDP=APC=Corrupt thieves....changing the name don"t change sh1t
Oga One_Naira, you need a win first before you can make the change happen. So tell me how APC is gonna achieve that win if it remains a regional party.

Tinubu from holding one state in 2007 has moved on to 19 states in 2013. whatever you think about this does not matter at this time, politics is a game of numbers and that is what Tinubu has targeted by building that number. How can a sitting president be loosing key stakeholders like 7 state governors to opposition party and somebody will tell me that 2015 is sure for that president. GEJ needs to go and learn how to play chess. Tinubu is using him seriously, right from the election of Tambuwal as speaker. I also note that Timipre Silva is also in the fold of the APC. Now we have seen what an inexperinced president can cause a party and a nation. I rest my case and see how 2015 plays out.

OGUN state is second only to Lagos .
The budget is healthy and a lot of construction is going on.

What are you saying? We should fold our arms because one government has failed us or wait for another 8 years for magic to happen when there are other sectors to improve. We want the govt to fix our problem and not shy away from them.

I've been in other states of the federation, the community roads in Ogun state are nothing to write home about.

That road is a tertiary road.
Why should the government ignore primary/secondary road ?

IT WILL ONLY TAKE A FEW HOURS OF ONE SATURDAY TO REMOVE SILT FROM THE DRAINAGES AND CREATE CHANNELS FOR THE WATER
I wish you were also right. Had there been no community self help, the road would have been far worse.

Rome wasn't built in a day but they definitely had a blueprint. And a good one for that matter!

If a government decides to fix roads, it's overall effect on the economy is almost immeasurable

Travel time will be reduced, wear and tear or cars will go down, industries and farms can move their produce in less time and at reduced costs etc

Building roads of this quality and width will also ensure government makes savings in rehabilitating and expanding roads in the near future
I wish you were right but what do you have to say about a road where all the adjoining roads are totally in deplorable condition.

Can you imagine how tight the road in the picture will be by the time they introduce the drainage and other road furnitures. Come to think of it, the picture was taken at a major "T" junction.

Oga payless, this is issue about my state and especially the community which I reside so the opinion of the direct beneficiaries counts most.

Attached is the picture of one of the adjoining roads. Imagine what life will be like if 80% of the roads in the community are just a little fair than the one in the picture attached.

I live in Ogun state and I'm yet to see how this is beneficial to common man.

I see road upgrades happening in less than a decade to come. Most of the ongoing road projects in Ogun state are not well thought.

Houses collapse because we don't do the right thing.

"New construction" or "Quality Construction"

"New" does not technically mean "soundly constructed." High price does not mean high quality.

Unfortunately, in the construction world, "new" doesn't have the same meaning as say, a new car. It only means that no one has lived there yet.

Just because you're spending a lot of money
in your "new house" does not mean you're getting commensurate quality. A N50m house may be loaded with cheap windows, a lousy paint job and leaking roof - if you don't pay attention, you might get a house that's really worth much less than you're paying and even spend more on repairs and maintenance.

Case Study 1: Mr & Mrs Gabby contracted ABC Builders to build their new home. In 4 months, the house was finished and delivered to the client.
To the uttermost dismay of the home owners, the roofs were leaking and they've had to reconstruct the fence wall 2 times in 8 months.
Case Study 2: XYZ Homes had completed new homes in the water-logged swamp down the street. They claim the houses were thoroughly engineered to withstand any condition. 2 years later, some of the houses begin to subside.
A common practice when building in water-logged area (especially areas with high water table) is to do a raft foundation which does NOT GUARANTEE anything.

High water table means the water pressure in
the soil is high and the soil in such area is likely to be weaker.
If the building site is surrounded by areas of
higher ground as in case study 2, the underground water will flow to the site and this may cause pressure beneath the floor slab or increased moisture levels.

It explained the reason why the couple in case study 1 had to reconstruct their fence 2 times in 8 months.

While you can't become an expert in construction overnight, surround yourself with experts who won't be fooled by a bad construction that is disguised with pretty moulding and nice painting.

Can someone define 'fake' for me? If houses built more than 5 decades ago with burnt brick and woods from the bush are still standing strong, why should a house built with cement, granite and iron rods fail to live up to expectation. Simple truth - You can't put a square peg in a round hole and expect result.

LPC, the solicitor to Oyetubo Joko T'ade placed a caveat in the Guarding Newspaper of Monday 18th Novemeber. LPC disclaimed any transaction with Monan and warned the public from buying plots from Monan Garden Estate Sangotedo.
