If a tenant is leaving a house let's say one month to it's expiration date, and decides to hand over the apartment to another different tenant who's expected to continue paying the rent, will the new tenant still have to pay agent and commission fee?

Secondly, are most landlords uncomfortable with this passing of apartment to another tenant entirely to continue where the former tenant stopped? Like will they be losing?

Of course they are losing the opportunity of hiking the price, as well as those associated cost (agency, agreement, and the likes) that should have been paid at the point when the house is being rented out. Some are reasonable enough to allow you bring someone that would continue from where you stopped. Others would outrightly reject it, because of the reasons stated above. In most cases, a reasonable sum would be paid for all those after thorough negotiations.

I'm a civil engineer and into building construction,I get my jobs through referrals..99% of jobs in Nigeria is through one connection or the other, especially government jobs.



The jobs that people gets mostly without connections are low paying salary jobs.

We like deceiving ourselves in this country,all the people talking about skills here,do you know how many graduates out there with skills that are now into operating of POS,UBER, BOLTS and so on

People still get good jobs without connection though. If you have this kind of mindset, it would limit your ability to try. Unless there's age factor to worry about.

I started applying a few months before the end of service. I was close to a few offers before I rounded up service. I wrote a total of about 15 GT exams between the first two months after I rounded up service.

I got three offers, and went for the best offer. I guess that I have always been favored in that aspect.

I share in this school of thought/act. I did this, but in a much lesser capacity in my former place of residence and I may do same in my current place of residence. Kudos to you. However, please do not fault those who do not share in this ideology. People are wired differently.

Nobody is faulting the ideology, but attacking others that probably do not have the means is what a child would do. Everyone would like to make his place of aboard as beautiful as possible if given the chance.

Then again some Nigerian landlords ain't trying. You pay 200k for a house without tiles or bad WC, after fixing all those problems. The same landlord would ask the next tenants for 300k+ siting things that he didn't even put in place himself.

The three of you are suffering from the worst type of poverty known to mankind - poverty of the mind! As a result all of you are likely to remain tenants for a very long time. You think like tenants and not like people who aspire to become owners of rental property. Even if you stumble into property ownership I put it to the three of you that none of you will want a tenant that has this type of poverty-induced mindset that you are promoting. None!

The basis of the landlord-tenant relationship is the payment of rent but it is not just enough to pay rent. Beyond paying rent tenants must seek to add value to their rented apartments. You need to see the state of the apartment I rented less than two years ago. It was completely rundown, with 30-year old finishes and all. I took the apartment, paid top dollar including a deposit for damages (house wey don damage already o) and spent way more than the rent and associated fees to make the apartment habitable. I tiled the entire living area + kitchen, tiled a section of the kitchen walls, built a new kitchen cabinet with HDF wood, retiled the bathroom walls etc... I did all these things primarily for my own comfort and secondly because I want to vacate the flat in a better state than I met it. In summary I sought to add value! So no be by afterall you dey pay rent. I dey Lagos for instance and renting accommodation here is insanely competitive. No be only me get money to pay rent so why should a landlord pick me out of others to give his apartment to? All the improvements I made did not reduce me, neither will it reduce me when I vacate the apartment and hand it over to the landlord. If anything I have enjoyed growth while living here.

So I will never for the life of me understand why tenants who aspire to become landlords one day will damage a house in the name of I did this and did that so let me strip it. Half the time those things they remove end up being completely unusable elsewere. Will you want a tenant to treat your property like that 30 years after your retirement when your bones are weary and old and that property is your source of sustenance? Or is it that you think you are in competition with your landlord? If you want to compete with your landlord, go and buy land, build and invite him for the housewarming. That is how to compete with your landlord no be to spoil house. Na poor man dey tink like that

The last time my landlord came for a routine inspection after praying for me he said when I am ready to vacate his house I should go and look for a tenant like myself first before I handover his keys to him. This is the same man who barely 2 years ago was saying I should pay a kings ransom for his house or forget it
