I have been a tenant and l am also a Landlord.
When l was a tenant, l lived in a House without the Landlord and most times, l get frustrated because l have to champion every repair in an environment where the other Tenants are not cooperative and some are outright not operating at my own 'frequency'!

The "common areas" are left dirty and abused, while l want cleanliness, some others dont mind living in a dirty, decrepit environment.
When something gets spoilt, it takes ages for us to reach a consensus on how to fix it.
Come and see fight between them, at times!

If l complain to the Landlord, he simply says: You people should go and sort it out between yourselves.

But in a House where the Landlord lives, he sees everything and l am sure he wont close his eyes and watch the House getting spoilt, he would act immediately.

The issue with people who complain about living in the same House where the Landlord lives, in my experience, is that they are mostly wayward people who like to behave ANYHOW or use the property ANYHOW .............. such people always feel uncomfortable with the presence of their Landlord in the same building.

Decent Tenants who pay their rents on time when due, are always happy to live in the same building with their Landlord because they know that they would always have a good relationship with him/her.

I have helped my tenants to couple renewable energy solutions for free (save they buy the equipments they need, which l also help them to source cheaply) , saving them Hundred of thousands of Naira, using my personal knowledge, since l also enjoy the same thing but these are Tenants who are decent, matured, well-polished, dont owe me and are not the yahoo-yahoo, untrained sort that litter the Capital.

I screen my tenants seriously, at the point of Entry, l wont give you House just because you carry cash, ready to pay.
I ensure that all Tenants are people with "similar outlook/vision" to Life! You cant mix an educated or Corporate person with an illiterate Trader, or a jobless Loafer, in the same compound, it is a recipe for disaster!

It's either you guys relocate the shop to a saner environment or she stays with a nanny or day care till your wife comes back. There are no 2 ways about it, the child has to be removed from the environment, telling her not to say this might be a futile effort if she hears such foul language continually. Children will always pick up words they hear around

If you fail to pay, they will auction your belongings at very ridiculous prices (e.g. your 2015 Camry can be sold for #200,000:00 by the Bailiff of the Court, you have No Say in it. I have not seen this before I made my post, that is the mentality of a lot of Nigerians, they just don't want to pay and it's a pity a lot of landlords don't even want to stress them selves with court issue they just want the tenant to leave so they don't bother with the court wahala.

She has given you quit notice. Just ignore it until she serves you court letter.
On the first summon date, don't go, it would be rescheduled. Maybe 3months.

Then be present at the second hearing at this time ask the judge to give you time to get a lawyer to stand or represent you. The case would be adjourned for another 3months. Now you have stayed 6months.

On the 3rd hearing date, ask the lawyer to find excuse to give you time to file your defense and come up with your own position. The case would be extended by 3months again.

On the Fourth hearing, tell the judge that your finance has really dwindled and that the landlady should give you 6months to 1year to raise another rent fee, you were affected by covid.

After the 6months to 1 year expiration, tell the judge you have managed to raise just 50k and that you are still trying your best to raise it to 300k to get a decent apartment. You will definitely be obliged, cos the court doesn't expect you to sleep on the street or under bridge.

With this strategy you've lived your profit off her and even the fees you paid.

Then gently look for a decent place where the landlord doesn't stay in the same compound or that doesn't depend on rents for survival.


Note: I'm currently in same page with you as my own landlady has given me quit notice as well.
I will vacate her residence next year December

You have forgotten one point, the same court will ask you to pay for all the time stayed,mesne profit ask your lawyer very very well.

Ogbeni they have served you notice, they even gave you 6 months sef which is legal, some landlords once your rent expires its 7 days notice oo because you are a tenant at will and it is also perfectly legal in Lagos.

Your rent expired last month and you didn't deem it fit to even try to go and see either the caretaker or landlady, you just lockup waiting for who will remind you abi.

Sorry OP,you have every right to be hurt also know that this happens a lot especially when relatives are in care of funds for a project.

My advice let it go ( I am even feeling pained for you as I am typing this) You can never win the battle against parents / siblings / relatives when it comes to issues like this and I doubt you want to call the police for them, I wouldn't advise you to


Moving forward next time never ever involve a relative in the money handling part of a project(I would even prefer outsiders totally) especially building project- if or when it goes haywire you might not be able to deal with the issue as you ought.

Lots of times some of the folks see it as an avenue to chop our brothers money

Eya Pele OP, though I personally don't subscribe to all these payment of bride price for a dead person it's against everything I stand for and believe in but if you had done the proper thing from the start all this wouldn't have happened.
