Being a Nigerian is fast becoming a nightmare. When I look at some new born babies in this country, especially from poor homes, I imagined what the futures holds for them. Things are really getting tough in all sectors.

Bro, I no follow vote in the current administration. This is the problem with Nigeria. They will gladly and proudly vote in inefficiencies in all levels of government and come online to rant and abuse the same people they voted in. The last time I voted was during Obasanjo first tenure.

No matter how they tried to cajole me into exercising my right to vote, if the candidates do not make sense, I no dey vote. It is not just about exercising my right to vote, it is about voting in the right person.

The day I saw the design of the well planned Lagos inner state metro line by his administration, that was about to start, before Buhari cancelled the project that I knew that the man was just a very good man. Just imagine if that metro line had seen the light of the day.

Lagos wouldn't have been like this. The coordinates of the rail covered the whole nookes and crannies of Lagos, including places that were yet to develop then. See his foresight?

At that time, he had envisaged Ajah and constructed the road from Ozumba Mbadiwe to Ajah . Even the metro was supposed to terminate at Epe, based on that plan then. Buhari messed up big time by cancelling that project.

Bro, I salute you. This work is superb. But why are you silent on the property section? Mehn, project your work very well. This is extremely beautiful with modern design and not all these naija made front pillar designs.

Good question. Bro, your head is correct. It has never occurred to me about the likelihood of the glass making the interior to be warm. Most of the glass houses I have been to are on ACs all the time which I cant afford.

This is a valid point you made. Lets wait for our engineers to see if there is/are way(s) of keeping the interior cool.

Honestly, I don't know how the coolness of the inside could be maintained without using AC all the time. It is just that I love seeing the outside environment through a clear glass. Definitely, glass will be absorbing heat inside the house - that is the downside of it.

something is happening on this thread that if care is not taken, will lead to something nasty later in future. This same thing happened on the agric thread sometime ago, the guys name was emmachile. Emmachile was like the most resourceful person on the whole agric section, he mentored and helped a whole lots of agric enthusiasts on that section, one day someone came up with a fraud claim, and emmachile was tagged to be a scammer. His named was soiled and man deleted his username and left nairaland. Thousands of pages of information on poultry farming was immediately deleted. After everything, emmachile was vindicated,he was not a scammer and it was just a stupid mistake from the accuser. But all those pages were gone. I have searched and search on his organic poultry with no success.
Same thing is happening to nxt and some other guys here. If someone scammed you, bring proofs and and give detailed explanation on how it happened here for everybody to see and judge, don't just be behind your phone and be labeling people both directly and indirectly as scammers. These might just be minor misunderstanding that can be corrected. no one on here will deny the fact that next had hhelped answered loads of questions on this thread. If you are cheated bring proofs. Spoiling peoples business is not it.

The thing surprises me a lot. The unrelenting attack on n3xt, 'codedly" and "uncodedly" surprises me a lot. People are even afraid to mention his name. He has never hidden his address, number or place of work. I believe that people that have genuine issues with him knows where to get him. Raising accusation without proof is not good. He has contributed a lot here and people will still vilify him. They say it is all packaging. My brother, you can never be a good marketer without packaging. I work as an independent consultant myself and I do packaging to win people over. if I don't have it, I fake it, as long as I deliver on my clients request.

Please, I don't know him as a person. So, I am not holding any brief for him. All my projects have been handled by nairalanders here without any issue. The only issue I had was with HSL Broker on my large windows, which he later delivered after some delays. I earlier wanted to vilify him but shelved the idea after listening to his submission - weather true or false was not my concern again. I was even accused here of trying to protect him. Whether he scammed people before or not, I wouldn't know.

Character assassination is bad and should be the last resort. I have someone here, a very popular aluminum guy that brought broken windows to me. I have been on his matter for the past seven months to replace them but he kept shifting the goal post. I wouldn't want to spoil his business but when it becomes extremely difficult, I may have to call him out with all facts. That's the way it should be. All accusations have to be proven.

As someone mentioned on Michliin, I remember the bullying he suffered here, but the guy was a determined fighter, with good sense of decorum, uncommon with people in his profession. He has since risen to become a poster child now in iron works here.

No. 3 is just an accent wall. We proposed to use burnt bricks there which is the signature of the estate where the proposed design will be built.

The design is mix of elements. The client is wanted us to create something that won’t make his built too distant from the estate’s prototype designs.

So on the ground floor, we have gray concrete wall, slat door, burnt brick accent wall, glass (about 5m x 2.2m) and fin (concrete wall screen) - a modern replacement for the traditional pillars.

Good! nothing beats the beauty a glass house radiates. My next build, very small build, will have close to 60 percent of the exterior as glass. As long as you are building in a secure estate, you can take risk with glass wall. The design is fine. It looks so contemporary.

I paid a total of N1.1m as omo nile money in all my works, including during fittings and other accessories. A colleague that wanted to play smart got the bitter treatment. He was allowed to continue building and all of a sudden, they whole thing was raised down at dawn. He had to go back and pay, more than what he was initially asked to pay and started rebuilding from the scratch again.

I quietly continued to enjoy my build without any harassment and they are even far protective of my building. Any trespassers, be it local government officials or building agency that comes near there, I trust Idris and Laye to handle them properly. . Na to call them tell them say someone dey my site dey disturb workers. They will handle the matter.

Look at the bed he was lying in like a mere consulting clinic and they had they bold effrontery to call that an Intensive Care Unit. Please we should look at the outside world to know how intensive unit looks like.

People die in our hospitals because of lack of necessary medical equipment. Pray to make the money to take care of yourself or loved ones when these type of sickness comes calling.

Nigeria's security forces and crude ways of intelligence and investigation. Play on with the agents and trace the final destination of the goods.

From there, the owners will be swiftly apprehended and investigation starts. That's when they are free to display the seizures. But no, they are always quick to invite the press and show everything in public. I bet you, the owners are always smarter than the system and they may even be chilling somewhere in the Bahamas with some cuties, sipping their french wine and watching what is happening.

Most drug dealers are not resident in Nigeria. They will ship their consignments and call unsuspecting agents to clear them. Later, they will call their boys to take their goods to the warehouse. They hardly step their foot in the country and have numerous boys serving them here.

It’s been a while I do stuffs like this.

Few weeks ago, I got commissioned to designed a contemporary living for a young family. The client who wanted something calming, clutter-free and simple asked us to design a house that tick all the boxes without breaking the bank.
Below is what we came up with.

This project is a textbook case of how to build economically.

Would you say Yes or No to the facade? And why?

Beautiful design. My kind of design. At least, there is no pillar or long black roof.

However, that No.3 may likely block direct natural light from passing into the ground floor, which I presume to be the living room. After the entrance door, the owner should make the whole front of the down stairs glass. The glass wall should start from where the door stops.

I understand only the 3d (pictures) but not the technical drawing.

Agreed! A lot of things goes on in ones mind in the toilet. A lot of ideas and imaginations are conceived when in the toilet.

At least, the topic of my masters dissertation was conceived when I was in the toilet contemplating on the title of the dissertation to be submitted.

To be honest with you, this is not the best time to migrate. Other countries don't even have enough jobs for their own citizens how much more for African migrants like you.

Ekwerekwus seems to be one of the biggest Landlords in Ontisha. I personally went to see the late father of this Harold, who was a seasoned SAN then with my Dad for Landlord transaction in Nkisi layout.

After paying, that land became so problematic that my Dad had to abandon it and bought another in housing estate layout. Anambra land matters no be here.

Avoid bad tenants by accepting only 2 years rent upfront or even 3 years. Bad tenants made my own father sell of his property 4 flats.. they all refused to renew rent fir 2 years. He got a mouth watery offer and old the building plus the tenants. The new owner a well known mad army with solid rank... collected the rents and kicked them out...come and see different juju items from all tenants including pastor o.. use ur property for school , hospitals , restaurant, motel , guest house or even ashawo biz

You are right. I have experienced tenants problems a lot. Right from when I was living with my uncle after my NYSC in the early 2000s. He stays in a duplex and has a 2 storey building with tenants adjacent.

Collecting rents was usually fraught with anger and quarrels. The annoying thing was that these tenants seems to be doing well going by their status and life styles. A case of deliberate and wilful default.

He finally handed over the building to one no-nonsense lawyer that was recommended to him. An Ogbomoso man with heavy tribal marks on both cheeks of his face.

The agreement was that each year, he would pay my uncle the whole money from his pocket and follow up with tenants for his money. My uncle agreed to collect 450k each flat from him while he would collect 550k from each tenant.

My brother, when the lawyer showed his true colour, no be person tell those tenants to pay. The lawyer was practically behaving like a native doctor. Some paid, some left and he immediately brought new tenants.

Since then, my uncle has been quietly enjoying his retirement and his money.

I understand you completely. What I've found out over the years is that women don't think the way we do. Don't be surprised the school might pick faster than imagine. Unlike men, women support themselves more on projects. I cannot count the number of my wife's friends helping to drive publicity.
They recently came up with a school bus idea and how they intend to fund it. I just went blank and mute. But in all, I am happier seeing her do what she really wanted.

While you're looking at recouping some funds, she's focused on something totally different - change of status (Proprietress/Directress).

You know their way . She is using all her connection - church, alumni, choir group, town union, instagram and other social media as she is into online sales of wears. Even though the project has not started, she has drawn plan of action. I am just helpless in this situation as I wouldn't want to be an obstacle. But no matter how, if success locates her in that project, she must be paying me rent for that building no matter how small Na baba Ijebu I be.

The thing has just distorted my whole equation. My only consolation is if her project will be the solution to keeping off potential unruly tenant, no wahala. She wants to avoid tenant issues at all cost.

There are slap-and-fix houses and there’s home. It all boil down to owners choice.

Oga, make I take style dey save your pictures. Your pictures wey I don save for my laptop don plenty. Are the first and second pictures real or internet pictures? The last is clear. It is a real work, going by the wires seen there.

Even in my estate where tenants are scrutinized by the home owners association and stringent conditions are attached to house rental, people still default.

I agree it takes time to break even but here’s what we did. We started small. You don’t have to go all out and put in all the monies at once.

When we wanted to start, some folks almost discouraged my wife with the it-takes-time-to-breakeven story. I told them “Whether we do it now or in a decade, it’ll still take time. We can solve this by giving time some time. Time heals everything. It’s our house and we aren’t paying rent to anyone. That’s a big plus!”

I personally hate tenancy issues (no pun intended) and avoid it at all cost so I’m just about the wrong person to support your move on this sir.

If the prospect is high around you, I’d suggest you support madam. I know it ain’t easy taking up another capital intensive project after your build..

She so much believe in the prospect of this school thing. My greatest fear is sinking your fund in what the outcomes seems unknown. I bet you the promise of a fund assistance from a family friend in US is not going to be much. I know my family over there and money. There own aka-gum no be here. You will be shocked that the so called support may not even pass $1k or $2k and she seems so excited about the prospect of the so called support, thinking that it would be substantial.

That project will warrant paying people that will work for you for certain periods before the investments starts yielding result and as I mentioned, I am seriously fund-constrained to wait out except if a break through happens in the future. Why all these issue came up is because of the interior works of the building that may likely start. It is either we start with the interior designing of the building for school purpose or design it for tenant occupation. She still insists on the former. Though all the expenses on equipment and children's things will be on her own account.

I agree on the tenant issue, despite all the vetting and I don't know why it usually happens here. You will see someone doing very well and finds it difficult to meet his obligation to his landlord, thus seeing the landlord as an enemy, which I detest so much. The truth is that I still need to recoup some money, no matter how small.

Her adviser had already mentioned that since she is using her own building, the major cost, which is building has been taken care of. But these women don't understand that if you want to know the true financial position of your business, you need to amortized the supposed rent you are to pay for the building if it were to be rented.

Crèche location plays a vital role , if u locate in an obscure area , just know that it will take alot of time to make tangible progress /profit . A similar thing hv played out of recent . A New building opposite my house was being rented 1.6m yearly for 3bedroom flat , the man hv rented 3 out 4 flats . The wife hv insisted opening a crèche in the 4th flats , after pleading with the woman to consider rental and collect 1.6m but she said she must open Creche . 5months down ,only 2kids are there . Everyone blames them for citing creche in such estate . Pls check ur location, the kind of people living there before taking such decision.

Hello Enyinne, I discussed these points you raised with her and her adviser, who happens to also owns a school. The adviser said that having 2pupils after 5months of starting a preschool/primary is not out of place. In her own case, she had just 7 people after 12 months (1 year) and then increased to 43 pupils and 11 toddlers after 5 years when she finally broke even.

Most times, you don't break even after starting a school and the break-even point is mostly after 5 years. Our experience with tenants in our current place is not encouraging her at all to rent the new apartment again to any one and she seems willing to wait out the gestation period of this school idea.

For me, I am not ready to wait out any shit as this builds has costs me a lot and if I should put a tenant there, the person must be thoroughly scrutinized and vetted to avoid any issue or willful default.

n3xt and EgunMogaji2 and other members, your inputs are still needed. MY sincere apologies to the whole members if I am diverting the intention of this thread away, which is not about school and business. Both we have seasoned analyst here, who have seen it all compared to other threads.
